Furnace Replacement Cost in Forney, TX (2026): What Homeowners Actually Pay
LA
If a technician just told you your furnace "isn't worth fixing," you're probably wondering what a new one costs and whether the quote in front of you is fair. This guide covers what drives the price of a gas furnace replacement in Forney and Kaufman County in 2026, the one rebate most Forney homeowners can still get, the tax credit that's no longer available, and how to compare quotes.
Forney HVAC Pros is a free matching service, not an HVAC contractor. We don't sell or install furnaces. We match you with one vetted, TDLR-licensed local contractor who can give you an exact quote. You never pay us. Contractors pay us a referral fee.

Quick answer: what does a new gas furnace cost?
National cost guides published in 2026 put a gas furnace replacement (unit plus installation) at roughly $3,800 to $12,000, with most of the spread coming from efficiency level, size, and how complicated the install is. HomeGuide breaks it down by efficiency:
Furnace efficiency (AFUE) / Typical installed cost (national, 2026):
- Standard, 80%–89%: $3,800 – $6,200
- Mid, 90%–95%: $5,200 – $8,800
- High, 96%+: $7,500 – $12,000
Source: HomeGuide, "How Much Does a Gas Furnace Cost? (2026)." Excludes ductwork changes. Angi reports a national average of $4,814 for a new furnace installation.
These are national numbers, not Forney quotes. Local labor rates, your home's setup, and the contractor all move the price. The fastest way to get a real number for your house is a quote from a licensed local contractor.
AFUE (annual fuel utilization efficiency) is the share of the gas you pay for that turns into heat. An 80% furnace turns 80 cents of every gas dollar into heat; a 95% furnace turns 95 cents.
Furnace only, or the whole system?
Most Forney homes pair a gas furnace with central AC. That changes the replacement decision:
- Furnace only. Makes sense when the furnace has failed but the AC is fairly new and working well. The new furnace's blower has to match the existing AC coil, so the contractor should confirm compatibility in writing.
- Furnace and AC together. Often recommended when the AC is also older, because the indoor and outdoor parts are designed to work as a matched set. Our 2026 HVAC system price guide covers full-system pricing.
Switching to a heat pump. Some homeowners replace both with a heat pump (with or without a gas backup). See our heat pump guide for how they behave in North Texas cold snaps.
Ask any contractor quoting a furnace-only job: "How old is my AC, and will the new furnace work properly with it?"
What moves the price up or down
- Efficiency (AFUE). The biggest single factor (see the table above).
- Size (BTUs). Bigger homes need more heating capacity. A good contractor sizes the furnace from a load calculation, not just from the old unit's label.
- Single-stage, two-stage, or modulating. Two-stage and modulating furnaces run more quietly and evenly, and cost more.
- Venting changes. Furnaces of 90% AFUE and up are "condensing" units. They vent through PVC pipe and produce water that needs a drain. Going from an older 80% furnace to a condensing one can mean new vent pipe and a condensate drain line, which adds labor.
Location. If your furnace is in the attic, expect the install to take more work than a closet or garage install, and ask how the condensate drain and overflow pan will be handled on a condensing unit.
Ductwork condition. Leaky or undersized ducts aren't fixed by a new furnace. Duct work is usually priced separately.
Removal and permit. Some quotes include hauling away the old unit and pulling the city permit; others list them separately. HomeGuide notes some contractors charge $150 to $400 for removal and disposal.
80% or 95% AFUE in Forney?
North Texas winters are mild compared to the northern states, so a furnace here runs fewer hours a year. That usually means a high-efficiency furnace takes longer to pay back its higher upfront cost than it would in, say, Minnesota. It isn't automatically the wrong choice: it can qualify for a bigger Atmos rebate (below), and it heats more evenly. But don't let anyone tell you it's required.
About the "95% furnace rule": In 2023 the U.S. Department of Energy adopted a rule requiring new gas furnaces made on or after December 18, 2028 to be at least 95% AFUE. In June 2026 the U.S. Supreme Court sent the legal challenge back to the appeals court after the federal government said the rule was flawed and that DOE is considering a new rulemaking. As of this writing the rule's future is uncertain, and nothing requires you to buy a 95% furnace in 2026. If a salesperson says you "have to" upgrade now because of a federal ban, treat that as a pressure tactic.
Rebates and credits in 2026
Atmos Energy rebate: $300 or $350
Atmos Energy is the natural gas utility for much of the Dallas–Fort Worth area, including its Mid-Tex division. For the program year July 1, 2026 to June 30, 2027, Atmos lists these residential rebates for Mid-Tex customers:
- $300 for an ENERGY STAR-rated natural gas furnace, 90% AFUE or higher
- $350 for an ENERGY STAR-rated natural gas furnace, 95% AFUE or higher
- $75 for an ENERGY STAR-rated smart thermostat
Rules worth knowing: you need a recent Atmos bill in your name at that address and the contractor's invoice; you must apply within 12 months of purchase or installation; each appliance gets one rebate (paid to the homeowner or the builder, not both); and rebates are paid only while funds last. Applications go through Atmos's online portal (run by P3 Enertrek) or a paper form.
Electric co-op or utility rebates
If you're switching to a heat pump instead, check with your electric provider. Our heat pump guide covers what Oncor, Farmers Electric Cooperative, and Trinity Valley Electric Cooperative listed as of November 2026.
The federal tax credit is gone for 2026 installs
The federal Energy Efficient Home Improvement Credit (Section 25C), which covered up to $600 for a qualifying gas furnace, does not apply to anything placed in service after December 31, 2025. A law signed July 4, 2025 ended it early, and the IRS confirms the cutoff. If a 2026 quote advertises a "federal tax credit" for a new furnace, ask the contractor to show you exactly which credit they mean.
Repair or replace?
There's no single rule, but these point toward replacement:
- The furnace is older and needs a major part (heat exchanger, control board, blower motor, inducer).
- A technician finds a cracked heat exchanger. Ask to see photos or camera footage, and consider a second opinion. It's a real safety issue and also a common upsell.
Repairs are adding up year after year.
Rooms heat unevenly, or the furnace is loud or short-cycles even after repairs.
Angi notes furnaces last about 20 years on average. If yours is close to that and facing a big repair, get a replacement quote alongside the repair quote. Our furnace not working guide covers what to check before you call anyone.
How to compare furnace quotes
Line up every quote on the same items:
- Brand, model number, AFUE, and BTU size of the new furnace (needed for the Atmos rebate)
- Single-stage, two-stage, or modulating
- Whether a load calculation was done to size it
- Venting and condensate drain work included (for 90%+ units)
- Whether the new furnace is matched to your existing AC coil and thermostat
- City permit and inspection included (see below)
- Removal and disposal of the old unit
- Parts and labor warranty, in writing, and who registers the equipment warranty
The contractor's TDLR license number on the quote
Permits in Forney: The City of Forney lists mechanical permits among required residential permits, applied for through its MyGov system, and contractors must register with the city to pull one. Your contractor should pull the permit and schedule the inspection; you shouldn't be asked to do it. Questions go to Forney Community Development at 972-552-6655. If you live outside city limits, rules may differ; ask your contractor which jurisdiction applies.
Check the license: Every HVAC contractor in Texas needs a license from TDLR (the Texas Department of Licensing and Regulation). Look up any license in seconds with our TDLR license lookup.
Red flags on a furnace replacement quote
- "You have to buy a 95% furnace now because of the federal ban." (Not true in 2026; see above.)
- A "federal tax credit" advertised for a 2026 install.
- No model number, just "new 80,000 BTU furnace."
- "No permit needed" for a replacement inside Forney city limits.
- A cracked heat exchanger diagnosis with no photo or test shown.
- Pressure to sign the same day for a "today-only" price.

FAQ
How much does it cost to replace a furnace in Forney, TX?
National 2026 cost guides put a gas furnace replacement at about $3,800 to $12,000 installed, depending mostly on efficiency, size, and install complexity. Your exact price depends on your home, so get a written quote from a licensed local contractor. Our matching service is free.
Is there a rebate for a new furnace in Forney?
If Atmos Energy is your gas utility, its Mid-Tex program lists $300 for an ENERGY STAR furnace at 90% AFUE or higher and $350 at 95% or higher, for installs in the July 2026–June 2027 program year, while funds last. Apply within 12 months of installation.
Can I still get a federal tax credit for a new furnace?
No, not for a furnace installed in 2026. The federal Energy Efficient Home Improvement Credit ended for property placed in service after December 31, 2025.
Do I need a permit to replace a furnace in Forney?
Inside Forney city limits, mechanical work requires a city permit, and the contractor must be registered with the city to pull it. A licensed contractor should handle the permit and inspection for you.
Should I buy an 80% or 95% AFUE furnace in North Texas?
Because winters here are mild, a 95% furnace usually takes longer to pay back its extra cost than it would up north. It does qualify for the larger Atmos rebate and adds venting and drain work. A good contractor will price both so you can compare.
Are 80% furnaces being banned?
A federal rule would require 95% AFUE for gas furnaces made from December 18, 2028, but its future is uncertain after a June 2026 Supreme Court order sent the case back to the appeals court. Nothing requires a 95% furnace in 2026.
