The first cold front usually hits North Texas sometime in October. Before that happens, your furnace or heat pump has been sitting idle for five to six months. Equipment that sat through a Texas summer -- high heat, humidity, and dust -- does not always start cleanly on the first try. Problems that would have been a $250 repair in September become a $600 emergency call in December when every HVAC contractor in Kaufman County is booked. This guide covers what to check now, what the warning signs mean, and when to call a contractor before winter arrives. Why Fall Is the Right Time to Check (Not After the First Cold Night)Most heating system failures in North Texas are not sudden. A capacitor that is 80 percent degraded will still start the system in mild weather. A heat exchanger crack that has been developing for two years will start to show symptoms the first time the system runs hard. A dirty flame sensor that worked last March may not fire reliably when temperatures drop to 28 degrees. The difference between a September service call and a December emergency call is:- Response time: September is HVAC shoulder season. Same-week appointments are available. December, January, and February are peak heating season -- contractors in the Forney area are frequently booked 3 to 5 days out. - Price: Emergency after-hours calls carry surcharges of $75 to $150 on top of diagnostic fees. - Comfort: A system that fails in September is an inconvenience. A system that fails on a 25-degree night with a family in the house is an emergency. The goal of a fall check is to find the 80-percent-degraded problem before it becomes a failure. Step 1: Turn the System On and Observe ItBefore anything else, do a basic functional test. Switch the thermostat from cooling to heating and set it 5 degrees above the current room temperature. Observe what happens.Normal: The furnace or air handler starts within 60 to 90 seconds. Warm air comes from the supply registers within 3 to 5 minutes. The system runs until it reaches the set temperature and shuts off cleanly.Warning signs to note:No response at all -- thermostat set to heat, nothing happens. Could be thermostat batteries, a tripped circuit breaker, or a system lockout from a prior fault code. The system starts then shuts off within 1 to 3 minutes without heating. This is short-cycling. The most common causes are a dirty air filter triggering the high-temperature limit switch, a dirty flame sensor, or a cracked heat exchanger. All three require a technician. The system runs but blows room-temperature or cool air. For a gas furnace, this usually means the burner is not igniting. Could be a failed ignitor, a dirty flame sensor, or a gas valve issue.Unusual smells at startup. A brief dusty smell when the furnace first fires is normal -- it burns off accumulated dust. A burning plastic or metallic smell is not normal and warrants turning the system off and calling a contractor.Unusual sounds -- banging, rattling, squealing, or grinding. See the noise guide for what each means:AC Making a Loud Noise? Here's What It Means. (The noise types and severity guidance apply equally to heating systems -- compressor, fan motor, and blower issues present the same way.)For a step-by-step symptom-based diagnosis on your heating system, use the troubleshooting tool:HVAC Troubleshooting Tool Step 2: Replace the Air FilterIf you have not changed the air filter since spring, change it now. A filter that accumulated a Texas summer's worth of dust and debris will restrict airflow enough to cause the furnace to overheat and short-cycle. In severe cases, a clogged filter causes the high-temperature limit switch to trip repeatedly, eventually causing it to fail -- a repair that costs $200 to $400 and is completely preventable.Check what size your system uses and pick up a replacement at any hardware store. For most homes in the Forney area, a 1-inch filter in a MERV 8 to 11 rating is the right balance of filtration and airflow. Change it again in January. Step 3: Check the Area Around the Outdoor Unit (Heat Pump Only)If your home uses a heat pump rather than a gas furnace, the outdoor unit operates year-round -- it produces heat in winter by extracting it from outdoor air. After a summer of cooling operation:- Clear any vegetation, debris, or objects that have accumulated within 18 inches of the unit on all sides. - Check that the coil fins are not visibly clogged with cottonwood, grass clippings, or dirt. - Make sure the unit is level. A heat pump that has settled or shifted can strain the refrigerant lines.Do not cover a heat pump outdoor unit in winter. Unlike central AC condensers (which are cooling-only and can be covered), a heat pump needs airflow in winter to operate. Covering it will disable heating. Step 4: Check the Flue and Combustion Air (Gas Furnace Only)If you have a gas furnace, the flue pipe -- typically a metal duct that runs from the furnace to an exterior wall or roof -- needs to be clear of obstructions. Birds, wasps, and small animals occasionally nest in flue terminations during summer months when the furnace is not running. A blocked flue is a carbon monoxide risk. From outside, visually check the flue termination cap. It should be clear of debris, nesting material, and obvious obstructions. If you cannot see it or reach it, put this on the list for the technician. Also check that the area immediately around the furnace is clear. Furnaces require combustion air -- open space around the unit. Storing items directly against the furnace or in a tightly enclosed mechanical closet can affect combustion air intake. Step 5: Test the ThermostatThermostat batteries are responsible for more no-heat service calls in fall than most homeowners expect. If your thermostat runs on batteries (most non-wired programmable thermostats do), replace them now with fresh batteries. Dead thermostat batteries produce a symptom that looks identical to a furnace failure: no response when you call for heat. Also confirm:- The thermostat mode is set to Heat (not Cool and not Off) - The fan setting is on Auto (not On -- if set to On, the fan runs continuously whether or not the furnace is firing, which makes it hard to tell whether the system is actually heating) - The set temperature is above the current room temperatureIf the thermostat display is blank, the batteries are dead or the thermostat has lost power. What a Professional Fall Tune-Up IncludesA professional fall HVAC tune-up for a gas furnace typically includes:- Inspecting and cleaning the heat exchanger (checking for cracks -- a safety issue) - Testing and cleaning the flame sensor - Checking ignitor operation and condition - Inspecting the flue for proper draft - Measuring gas pressure and checking the burner flame - Testing the high-temperature limit switch - Inspecting the blower motor and checking amperage draw - Checking electrical connections and contacts - Measuring supply and return air temperature differential - Replacing or checking the air filterFor a heat pump, the fall check also includes verifying refrigerant charge (heat pumps need proper charge to heat efficiently), checking defrost board operation, and verifying the auxiliary heat strips are functional for backup heat on the coldest nights.A tune-up in the Forney area runs $80 to $150 for a standard gas furnace. The most common finding is a dirty flame sensor ($100 to $250 to clean or replace), a weak capacitor ($150 to $350), or a deteriorating ignitor ($150 to $400). These are all significantly cheaper to address before failure than during a December emergency call.Use the price estimator for realistic cost ranges on any repair your system needs:HVAC Price Estimator When the Fall Check Reveals a Bigger ProblemSometimes a fall tune-up reveals that the system is not worth repairing. The most common situations:A cracked heat exchanger. This is a safety issue -- a cracked heat exchanger can allow combustion gases including carbon monoxide to enter the living space. A contractor who finds a cracked heat exchanger will recommend replacement of the heat exchanger or the entire furnace. Heat exchanger replacement on an older furnace can cost $1,500 to $2,500 -- often comparable to the cost of a new furnace on a system that is 12 or more years old. This is a legitimate repair-or-replace decision point.A failed inducer motor or control board. Both are expensive repairs ($400 to $900) on older systems. If the system is 12 to 15 years old and one of these components has failed, the economics often favor replacement -- especially given that Texas furnaces are due for replacement at the 15-year mark anyway.A system that is undersized or inefficient. If the system has been struggling to heat the home adequately for several winters, or if heating bills have been climbing despite no obvious problem, the system may simply be at end of efficient life. A new system at 80 percent AFUE or above will heat more effectively and cost less per month to operate than a 10-year-old system at 70 percent AFUE.For guidance on working through the repair-versus-replace decision:Repair or Replace Your AC? How Forney Homeowners Should Decide (The same framework applies to heating systems -- age of the system, cost of the repair relative to replacement cost, and efficiency are the key inputs.)For complete cost context on a new system:How Much Does a New HVAC System Cost in Forney, TX? A Note for Business OwnersCommercial HVAC systems in the Forney area serve retail shops, offices, restaurants, warehouses, and service businesses. The stakes of a heating failure are higher in a commercial setting -- customer-facing spaces that are too cold lose business, employee workspaces that fail to meet comfort standards affect productivity, and some businesses (food service, medical) have temperature requirements that are regulatory as well as practical.Everything in this guide applies equally to light commercial systems. Commercial systems also tend to have longer lead times for parts and higher labor costs due to system complexity. A fall service call on a commercial rooftop unit or split system is an even better investment than on a residential system -- a December emergency on a commercial unit can mean 2 to 4 days of downtime if a part needs to be ordered. The contractor network at ForneyhvacPros.com includes contractors who serve light commercial properties in the Forney and Kaufman County area alongside residential. When you use the matching tool, note that you have a commercial property and the tool factors it into the recommendation. Free, No Obligation. Frequently Asked QuestionsHow do I know if my furnace is ready for winter?Test it before the first cold night. Set the thermostat to heat at 5 degrees above room temperature and observe the startup. Normal operation: the system fires within 90 seconds and delivers warm air within 5 minutes. Warning signs include short-cycling, no response, unusual smells at startup, or air that does not warm up after 5 to 10 minutes of operation. Also replace the air filter if it has not been changed since spring. How much does a fall furnace tune-up cost in Forney, TX?A standard fall tune-up for a gas furnace runs $80 to $150 in the Forney and Kaufman County area. Heat pump tune-ups are similar. The cost is recovered many times over if the technician finds and fixes a dirty flame sensor, weak capacitor, or deteriorating ignitor before it causes a mid-winter failure. What is the most common furnace problem in fall? The dirty flame sensor is the single most common fall furnace issue in North Texas. After sitting idle all summer, residue builds up on the flame sensor rod, causing the furnace to light briefly and then shut off (it reads the flame as absent and triggers a safety lockout). Cleaning or replacing the sensor is a straightforward repair. A clogged air filter causing the high-temperature limit switch to trip is a close second. My furnace smells like burning when it first turns on. Is that normal?A brief dusty or burning smell for the first 5 to 10 minutes of the first heating cycle of the season is normal. It is dust that accumulated on the heat exchanger during the summer months burning off. If the smell is strong, chemical, or plastic-like, or if it persists past the first cycle, turn the system off and call a contractor. A burning plastic smell can indicate an electrical issue or an overheating component.Should I replace my furnace before it fails? If the system is 15 years old or older, a fall service call that reveals an expensive repair is a legitimate decision point for replacement. A failing system in fall can be replaced proactively before temperatures drop -- giving you time to get quotes, choose a contractor, and schedule the installation without urgency pricing. Waiting until the system fails completely in January means paying emergency rates and living without heat while you wait for availability.Do business owners need to do anything different for fall HVAC prep? The fundamentals are the same -- filter change, functional test, tune-up if the system has not been serviced recently. Commercial systems benefit from earlier scheduling because parts availability and technician availability for commercial work is more constrained than residential. If your business operates during regular hours, a midday HVAC failure in January is a direct cost. A $120 tune-up in October is cheap insurance.

Is Your Heating System Ready for Winter? What Forney Homeowners Should Do Right Now

If your electric bill jumped $80, $150, or more compared to last summer, your air conditioner is almost certainly the reason. In Forney and across Kaufman County, HVAC systems account for 50 to 70 percent of total home electricity use during the summer months. When something is wrong with the system, or when the system is aging out of efficiency, it shows up directly on your Oncor bill before it shows up as a comfort problem. This guide walks through the most common reasons HVAC systems drive up electricity costs in North Texas, how to tell whether you have a fixable problem or an efficiency problem that warrants replacement, and what you can do about it today.
What a Normal Summer Electric Bill Looks Like in Forney
Forney homeowners in the Oncor service territory (which covers most of Kaufman County) should expect electric bills in the following ranges during peak cooling months (June through August), assuming the AC is working efficiently:- 1,200 to 1,500 sq ft home: $150 to $220 per month - 1,500 to 2,000 sq ft home: $200 to $290 per month - 2,000 to 2,500 sq ft home: $250 to $380 per month - 2,500 sq ft and above: $350 to $500+ per monthThese ranges assume a system with a SEER rating of 14 or above, good duct condition, and standard insulation. If your bill is running significantly above these ranges for your home size, the AC system is the most likely explanation. A bill that is 25 to 40 percent higher than last summer with no change in usage habits almost always points to a system efficiency problem.
The Most Common Reasons Your AC Is Driving Up Your Bill

1. A Dirty or Clogged Air Filter
This is the most common cause of a sudden efficiency drop and the easiest to fix. When the air filter is clogged, the system has to work harder to pull air through it. The blower runs longer to move the same amount of air. Electricity use climbs while cooling output drops. A severely restricted filter can increase energy use by 10 to 15 percent.Check your filter now. If it has been more than 30 days since you changed it, replace it before anything else. During a Texas summer, filters need to be changed every 30 days in most homes, especially those with pets.
2. A Low Refrigerant Level
Refrigerant does not get consumed in normal operation. If the level is low, there is a leak somewhere in the system. A system running low on refrigerant loses cooling efficiency rapidly. It runs longer cycles trying to reach the set temperature, uses more electricity, and still cannot keep up. The outdoor unit may ice over. Rooms that used to cool evenly may feel uneven. This is not a DIY fix. Refrigerant requires a licensed HVAC technician to locate the leak, repair it, and recharge the system. If you notice a sudden efficiency drop alongside rooms that are not cooling properly, refrigerant is one of the top suspects.
3. A Failing Capacitor
The capacitor is the component that starts and runs the compressor and fan motors. Capacitors degrade faster in Texas heat than in cooler climates. A failing capacitor causes the compressor to struggle at startup, draw more current than normal, and run less efficiently even when it does manage to start. This increases electricity use without a corresponding increase in cooling output.Capacitor replacement is one of the most common repairs in North Texas, running $150 to $350 installed. If you notice the system starting slowly, hesitating, or running longer than usual to reach temperature, a capacitor check is worth doing before assuming the problem is something bigger.
4. Dirty Condenser Coils
The outdoor unit (condenser) has to shed heat into the outside air to cool your home. When the coil fins are coated with dirt, pollen, cottonwood, or other debris, heat transfer is reduced. The system runs longer and works harder to move the same amount of heat. This is especially common in Forney and the surrounding Kaufman County area in late spring and early summer after cottonwood and pollen season. The fix is a professional coil cleaning, typically part of a standard tune-up. You can rinse the exterior of the unit gently with a garden hose from the inside out (not a pressure washer), but a proper coil cleaning with the appropriate chemical cleaner should be done by a technician.
5. Duct Leaks
If the ductwork running through your attic or walls has leaks, you are paying to cool air that never reaches your living space. Duct systems in North Texas homes built before 2000 are particularly prone to this. A system losing 20 to 30 percent of its conditioned air through duct leaks will run 20 to 30 percent longer to compensate.Signs of significant duct leakage: rooms that never get as cool as the rest of the house, visible dust marks around supply registers, a system that runs constantly without reaching the thermostat set point. A technician can perform a blower door test or duct leakage test to quantify the problem.
6. An Aging, Low-Efficiency System
If your system is 12 to 15 years old and running correctly, your electric bill may still be high simply because the equipment is old. Systems built before 2010 commonly have SEER ratings of 10 to 13. The minimum federal efficiency standard as of 2023 in the South is 15 SEER2. A modern 18 SEER2 system uses roughly 28 percent less electricity than a 13 SEER system for the same amount of cooling. If you want to see what a more efficient system would save on your monthly bill, use the SEER savings calculator on this site. Enter your current system's SEER rating and the replacement rating, and it calculates the annual and 10-year savings.SEER Savings Calculator
How to Diagnose the Problem Before Calling a Contractor
Before calling anyone, a quick self-check can help you narrow down what is happening and give the technician useful information when they arrive.- Check the air filter. Replace it if it has been more than 30 days or if it looks clogged. - Look at the outdoor unit. Is the fan running? Is there ice on the refrigerant lines or on the unit itself? Is there debris blocking the coil fins? - Check the thermostat setting and ensure it is in cooling mode at a set point below the current room temperature. - Listen for unusual noises. A clicking that does not resolve at startup, a hissing near the outdoor unit, or a buzzing outdoor unit that is not running are all signs of specific problems.AC Making a Loud Noise? Here's What It Means. - Note how long the system runs per cycle. A system running 20 to 30 minute cycles with short off periods is working hard. A system that runs continuously is struggling to keep up.If the AC is running but not cooling effectively alongside the high bill, see the dedicated diagnostic guide.AC Running But Not Cooling? Each degree lower than 78 adds roughly 3 percent to cooling cost. - Close blinds and curtains on west-facing and south-facing windows during peak afternoon hours (2 pm to 6 pm) - Make sure all supply and return registers are open and unobstructed by furniture - Clear debris, plants, and objects away from the outdoor unit. It needs 12 to 18 inches of clearance on all sides for proper airflow. - Run ceiling fans in occupied rooms. Ceiling fans allow you to raise the thermostat set point by 4 degrees with no change in perceived comfort, reducing cooling load significantly. These steps will not fix a mechanical problem, but if your system is otherwise working correctly, they can meaningfully reduce monthly bills during peak summer heat.
When the Bill Is Telling You to Replace the System
If your system is more than 12 years old and your summer bills are running $100 or more above what you expect based on your home size, the economics of the situation often favor replacement over continued repair. The rule of thumb HVAC professionals use: if the cost of the needed repair exceeds 50 percent of the cost of a replacement system, replacement is the better financial decision.Use the price estimator to get a realistic cost range for your situation, whether it is a repair or a full replacement.HVAC Price Estimator For help working through the repair versus replace decision:Repair or Replace Your AC? Free, No Obligation.
Frequently Asked Questions
Why did my electric bill suddenly go up this summer? In Forney and Kaufman County, a sudden summer electric bill increase is almost always related to the AC system. The most common causes are a clogged air filter, a failing capacitor, a refrigerant leak, or dirty condenser coils. Each of these issues causes the system to run longer to achieve the same cooling, increasing electricity use without a corresponding increase in comfort. Start with the air filter. If it has been more than 30 days, replace it first and see if the bill improves. How much does an AC unit affect your electric bill?In North Texas during summer, the AC system accounts for 50 to 70 percent of total home electricity use. A system that is losing efficiency from a refrigerant issue, failing components, or simple age can increase that portion significantly. An aging 10 SEER system costs roughly 40 percent more to operate than a modern 16 SEER system doing the same cooling work.Should I be worried if my AC runs all day in Texas summer?During extreme heat (above 100 degrees), it is normal for an AC system to run most of the day to maintain the set temperature. What is not normal is a system that runs continuously and still cannot reach the thermostat set point. That indicates the system is undersized, has a refrigerant issue, or has airflow restrictions from duct leaks or a clogged filter. Occasional inability to keep up on the hottest afternoons is common. Consistent inability to reach set temperature is a problem. What temperature should I set my thermostat in Texas summer to save money?Energy providers and HVAC professionals typically recommend 78 degrees when you are home and awake, and 85 degrees when away. Each degree below 78 adds approximately 3 percent to your cooling bill. Setting the thermostat to 72 degrees instead of 78 adds roughly 18 percent to cooling costs with no other change. Ceiling fans in occupied rooms allow you to feel comfortable at 78 to 80 degrees when you otherwise would not.How do I know if my AC is running efficiently?Compare your current bill to the same month last year. An increase of more than 10 to 15 percent without a change in usage habits or temperatures points to a system efficiency issue. If you do not have last year's bills to compare, use the SEER savings calculator on this site to estimate what your current system's rated efficiency should cost to operate, and compare that to your actual bill. A significant gap between the two usually means a maintenance or repair issue is reducing efficiency. Is it worth getting a tune-up if my electric bill is high?Yes, in most cases. A professional tune-up, which includes checking and adjusting refrigerant charge, cleaning coils, and inspecting the capacitor and contactor, addresses the most common causes of efficiency loss. A tune-up in Forney runs $80 to $150. If it reveals and fixes a refrigerant issue, dirty coil, or weak capacitor, the monthly savings on your electric bill can recover that cost within one to two billing cycles.

Why Is My Electric Bill So High This Summer? (Forney, TX Homeowners Guide)

Your AC stopped working and the contractor is telling you it needs to be replaced. Before you sign anything, you are probably wondering whether homeowners insurance covers any of it.The short answer is: usually no, but it depends on why the system failed.Homeowners insurance covers sudden, accidental damage from specific perils. It does not cover mechanical breakdown, wear and tear, or equipment that failed because it got old. Most AC failures in Texas -- compressor burnout, refrigerant leaks, failed capacitors, aging coils -- fall into the mechanical breakdown category. Insurance will not pay for those. But there are situations where insurance does apply, and understanding the distinction can save you a significant amount of money if your situation qualifies.
What Homeowners Insurance Does Cover (HVAC-Related)
Homeowners insurance covers your AC unit when it is damaged by a covered peril -- a specific event defined in your policy. The most common covered perils that affect HVAC equipment in North Texas are:Lightning strike. If lightning directly strikes your outdoor unit or causes a power surge that damages the electrical components, most standard homeowners policies cover the repair or replacement. Document the damage thoroughly and file promptly -- lightning claims are among the more straightforward HVAC-related claims.Hail damage. North Texas gets significant hail. If a hailstorm damages your outdoor condenser unit -- bent fins, cracked housing, damaged coil -- that is typically covered under the dwelling or other structures portion of your policy. The damage must be visible and documented, and your deductible applies.Fire or explosion. Damage caused by fire, including fire that originates from the HVAC system itself (an electrical fault that causes a fire, for example), is generally covered.Falling objects. If a tree branch or other falling object damages the outdoor unit, that is typically a covered peril.Vandalism or theft. Copper theft from outdoor AC units is a real issue in North Texas. If the refrigerant lines or coil are stolen or vandalized, that is typically covered.Vehicle impact. If a car strikes the outdoor unit, that is a covered peril under most policies. In all of these cases, what is covered is the damage caused by the event -- not the underlying condition of the equipment. If your 14-year-old system gets struck by lightning and needs to be replaced, insurance typically pays for a comparable replacement, but they may factor in depreciation depending on your policy type (actual cash value vs. replacement cost value).
What Homeowners Insurance Does Not Cover
This is the category that catches most homeowners off guard.Mechanical breakdown. When a compressor fails because it has run hard for 12 Texas summers, that is mechanical breakdown. Not covered. When a capacitor burns out from heat stress, not covered. When refrigerant leaks slowly from a coil that has corroded over time, not covered. These are the most common AC failures in North Texas, and none of them qualify.Wear and tear. Equipment that degrades gradually with age and use is explicitly excluded from virtually every standard homeowners policy. This includes everything from blower motor bearings wearing out to coil fin corrosion to refrigerant lines developing micro-leaks over time.Lack of maintenance. If a claims adjuster determines that proper maintenance would have prevented the failure -- for example, a clogged drain line that caused water damage, or a filter so dirty it caused the system to overheat -- the claim may be denied on the basis of neglect.Manufacturer defects. Defects in the equipment itself are covered by the manufacturer's warranty, not homeowners insurance. If your system fails because of a manufacturing defect, the correct path is a warranty claim with the manufacturer or dealer, not a homeowners claim.Flooding. Standard homeowners policies do not cover flood damage. If your system is damaged by floodwater, you would need separate flood insurance (NFIP or private) for that to be covered. This matters in low-lying parts of Kaufman County that flood during heavy rain events.
Home Warranty vs. Homeowners Insurance: The Difference Matters
Many homeowners confuse homeowners insurance with a home warranty. They are entirely different products.Homeowners insurance covers sudden damage from specific perils (as described above). It is designed to protect against catastrophic losses.A home warranty is a service contract that covers mechanical breakdown of systems and appliances -- including HVAC. A home warranty will cover a compressor that fails from wear. Homeowners insurance will not.Home warranties typically cost $400 to $800 per year. They have service call fees ($75 to $125 per call) and coverage limits that vary significantly by plan. Some plans cap HVAC coverage at $1,500 to $2,000, which may not cover a full system replacement in North Texas where installed costs run $4,500 to $9,000.If you have a home warranty, read your HVAC coverage section carefully before assuming a replacement is covered. Key things to check: the per-claim cap, whether the plan covers both the air handler and the outdoor unit, and whether it covers refrigerant costs (often excluded or separately capped). If you do not have a home warranty and your system is 6 to 10 years old, it may be worth evaluating whether a warranty makes financial sense given the age of the equipment.
What to Do When Your AC Fails and Insurance Does Not Apply
For most AC failures in Texas, you are looking at one of three paths:Repair. If the system is under 10 to 12 years old and the repair cost is reasonable relative to the replacement cost, repair is usually the right call. Use the price estimator to get a realistic range before any contractor arrives: https://forneyhvacpros.com/forney-hvac-cost-estimatorReplacement with financing. Full system replacement in the Forney area runs $4,500 to $9,000 installed. Most households do not have that as accessible cash. Several contractors in the vetted network offer financing options -- Bolton Heating and Air offers 0% financing for qualified buyers, and Copeland Home Services offers zero-down options through Carrier's financing programs. Ask about financing before assuming a replacement is out of reach.Use the repair vs. replace framework. Before committing to either path, work through the decision. The age of the system and the cost of the repair relative to replacement are the two key inputs. Take photos of the damage from multiple angles. Note the date and nature of the event (storm date, hail size if applicable).Call your insurance company to report the damage promptly. Most policies have claim reporting windows, and delay can complicate the process.Get a written assessment from a licensed HVAC contractor describing the damage and its cause. The contractor's documentation should clearly connect the damage to the specific event rather than to general wear or age.Understand your deductible. If your deductible is $2,500 and the repair is $1,800, filing a claim does not make sense -- the deductible exceeds the covered loss, and the claim may affect your premium.Ask about actual cash value vs. replacement cost value. An actual cash value policy pays you what the equipment was worth at the time of the loss, accounting for depreciation. A replacement cost value policy pays what it costs to replace with comparable equipment. The difference on a 10-year-old system can be significant. To verify that any contractor providing your assessment holds an active TDLR license: https://forneyhvacpros.com/tdlr-hvac-license-lookup
Frequently Asked Questions
Does homeowners insurance cover AC if it stops working? Only if the failure was caused by a covered peril such as lightning, hail, fire, or vandalism. If the system stopped working due to mechanical breakdown, wear and tear, or age -- which is the cause in the majority of AC failures -- homeowners insurance does not cover it.Does homeowners insurance cover AC units damaged by storms in Texas? Yes, in most cases. Hail damage to the outdoor condenser and damage from falling objects (tree branches) are typically covered perils under standard homeowners policies. Lightning damage to the electrical components is also typically covered. Document the damage and connect it clearly to the storm event when filing. Is HVAC covered under homeowners insurance in Texas? The structure of your home, including built-in systems like ductwork, is typically covered for damage from covered perils. The equipment itself (air handler, outdoor condenser) is covered for sudden accidental damage but not for mechanical breakdown or wear. Detached structures like a condenser in a separate equipment pad may have different coverage limits. What is the difference between a home warranty and homeowners insurance for HVAC? Homeowners insurance covers sudden damage from specific events (fire, lightning, hail). A home warranty is a service contract that covers mechanical breakdown of systems including HVAC -- the type of failure that homeowners insurance does not cover. They serve different purposes and many homeowners benefit from having both. Will homeowners insurance cover an AC that was damaged by a power surge? It depends on the cause of the surge. A surge caused by a lightning strike is typically covered. A surge caused by utility grid fluctuation may or may not be covered depending on your policy -- some policies include equipment breakdown or power surge riders that cover this, and some do not. Check your specific policy or call your agent.Does filing an HVAC insurance claim raise my rates in Texas? It can. Texas homeowners insurance rates and renewal decisions are influenced by claim history. If the claim is small enough to be below or close to your deductible, it is often better not to file. For larger losses clearly caused by a covered peril, filing is appropriate -- but be aware that frequent claims can affect your insurability with some carriers.

Your AC started making a noise it did not make before. Maybe it is a bang when it starts up. Maybe it is a high-pitched squeal. Maybe it is a constant rattling or a hissing you noticed near the outdoor unit. Whatever it is, the noise is not random -- HVAC systems communicate specific problems through specific sounds, and identifying the sound correctly determines whether you need to act immediately, schedule a service call this week, or simply do some basic maintenance. This guide covers the six most common AC noises in North Texas, what each one typically means, how serious the situation is, and what your next move should be.
Banging or Clanking
It sounds like a loud bang, clunk, or clanking that occurs when the system starts up, while it is running, or when it shuts off.It usually means something is loose or broken inside the system. The most common sources are a loose or broken connecting rod, piston pin, or crankshaft inside the compressor, or a fan blade that has come loose and is striking the housing. A banging sound on startup that fades as the system runs often points to a loose component inside the compressor. A persistent banging or clanking while running usually means a fan blade is making contact with something it should not.Severity: High. Do not run the system if you hear banging while it is operating. A loose component can cause compressor damage that is significantly more expensive than the original problem, and a fan blade striking the housing can cause rapid additional damage to the outdoor unit. What to do: Turn the system off. Inspect the outdoor unit visually for obvious damage or debris that may have entered and lodged near the fan blade. If you do not see an obvious external cause, this is a contractor call. Do not restart the system until the source of the noise is identified.
Squealing or Screeching
It sounds like a high-pitched squeal, screech, or whine -- similar to a belt slipping on a car engine, or metal scraping against metal. In older systems (pre-2000), a squealing sound often came from a worn blower belt -- a rubber belt that drove the blower fan. Most modern systems use direct-drive blower motors with no belt, so squealing today typically points to failing motor bearings in the blower or outdoor fan motor. It can also indicate a refrigerant pressure issue -- a high-pressure refrigerant condition sometimes produces a high-pitched sound from the compressor.Severity: Medium to high. Failing motor bearings will eventually seize, causing the motor to burn out. A refrigerant pressure issue can damage the compressor. Neither situation gets better on its own. What to do: Note where the sound is coming from -- the indoor unit (blower motor issue), the outdoor unit (condenser fan motor or compressor), or both. Schedule a service call soon. The system can often run for a short period with a squealing motor bearing, but the longer it runs, the more expensive the eventual repair.
Clicking
A single click when the system starts or stops is completely normal -- that is the sound of the contactor engaging or releasing. Repeated clicking during operation, or clicking that continues after the system shuts off, is not.Clicking at startup that does not resolve into normal operation is often a failing capacitor or contactor. The capacitor provides the electrical boost that starts the compressor and fan motors. When it weakens, the system may click repeatedly as it tries and fails to start. Clicking during operation can indicate a loose part, debris in the system, or a relay issue. Clicking after shutdown is sometimes normal (thermal expansion of components) and sometimes a sign of an electrical control issue.Severity: Medium. A failing capacitor is one of the most common AC repairs in North Texas, particularly in summer heat, and is relatively inexpensive ($150 to $350). Left unaddressed, a failed capacitor can cause the compressor to attempt to start without proper support, which can damage or burn out the compressor -- a much more expensive repair. What to do: If the system is clicking but not starting, turn it off. Letting the system attempt to start repeatedly with a weak capacitor increases the risk of compressor damage. Schedule a service call.
Hissing or Bubbling
It sounds like a hissing near the outdoor unit or along the refrigerant lines, or a bubbling and gurgling sound from the indoor unit.Hissing almost always indicates a refrigerant leak. Refrigerant under pressure escaping through a small breach in the line or coil produces a hissing sound. Bubbling or gurgling from the indoor unit often means refrigerant is returning to the compressor in a partially liquid state -- which happens when refrigerant is low.Severity: High, for two reasons. First, a refrigerant leak means the system cannot cool effectively and will eventually stop working entirely. Second, refrigerant (R-410A) is not something you can top off from a hardware store -- it requires a licensed HVAC technician to locate the leak, repair it, and recharge the system. Running a system with a known refrigerant leak accelerates wear on the compressor. What to do: You can continue running the system temporarily while you schedule a service call, but performance will degrade and the problem will not resolve itself. Refrigerant does not get "used up" in normal operation -- if the level is low, there is a leak somewhere that must be found and fixed. If you want to estimate what the repair might cost before calling, use the HVAC price estimator.
Rattling
It sounds like a loose, metallic rattling -- similar to a rock in a dryer, or loose panels on a car. May be present at startup, during operation, or both. This is usually something minor. Common sources include debris (leaves, twigs, small stones) inside the outdoor unit, a loose access panel or cover on the air handler or outdoor unit, loose screws on the unit housing, or ductwork that is vibrating against framing or other ducts. Occasionally, rattling can indicate a failing motor mount or a compressor that is vibrating excessively -- which is a more serious issue.Severity: Low to medium, depending on the source. Debris and loose panels are non-issues once addressed. A compressor vibrating excessively is a sign of compressor wear. What to do: Start with a visual inspection of the outdoor unit. Look for leaves, sticks, or other debris inside the top grille or around the fan. Gently shake the access panels to check if any are loose. Clear any debris from around and inside the unit. If the rattling continues after clearing debris and checking panels, schedule a service call to identify the source.
Buzzing
It sounds like a low electrical buzzing or humming from the outdoor unit, sometimes accompanied by the unit not starting or running at reduced capacity.A buzzing outdoor unit that does not start often points to a failing contactor or a seized compressor motor. The contactor is the electrical switch that powers the compressor and outdoor fan -- when it fails, it can produce a buzzing sound while not successfully completing the circuit. A buzzing that occurs when the system is running may indicate a loose electrical connection or a compressor running outside its normal parameters.Severity: High if the unit is not starting. A buzzing, non-starting outdoor unit means the system is not cooling and the problem requires a contractor to diagnose properly. What to do: Turn the system off if it is buzzing and not running. Attempting to start a seized compressor repeatedly will accelerate damage. Schedule a service call.
Quick Reference: Noise Severity Chart

Noise / Most Likely Cause / Severity / Keep Running?
Banging or clanking / Loose component, fan blade / High / No -- turn off immediately Squealing or screeching / Motor bearings, refrigerant pressure / Medium-High / Briefly, then schedule service Repeated clicking / Capacitor, contactor / Medium / No -- turn off Hissing or bubbling / Refrigerant leak / High / Temporarily while scheduling Rattling / Debris, loose panel / Low-Medium / Yes, check for debris first Buzzing (not starting) / Contactor, seized compressor / High / No -- turn off immediately
Not Sure What Noise You Are Hearing?
The HVAC troubleshooting tool on this site includes a noise diagnostic option. A clicking sound that does not resolve into normal operation usually points to a failing capacitor. A single thump at startup is sometimes normal -- called a "refrigerant slug" -- but recurring loud banging at startup warrants a service call.
Is it safe to run my AC when it is making a noise?
It depends on the noise. Rattling from loose panels or debris is generally safe to address yourself. Banging, buzzing without starting, and repeated clicking without starting are all situations where you should turn the system off and call a contractor. Running a system with a failing compressor or a loose internal component can turn a moderate repair into a system replacement.
How much does it cost to fix a noisy AC unit in Forney, TX?
Cost depends entirely on the cause. A capacitor replacement runs $150 to $350. A contactor replacement runs $150 to $300. A fan motor replacement runs $300 to $600. A compressor replacement -- the most expensive outcome -- runs $1,200 to $2,500 or more. Use the price estimator to get a range for your situation: https://forneyhvacpros.com/forney-hvac-cost-estimator
Why is my AC outdoor unit making a grinding noise?
Grinding typically indicates that motor bearings in the condenser fan motor or the compressor are failing. This is a sign that the motor is near the end of its life. Turn the system off to prevent further damage and schedule a service call. Running a motor with failed bearings can seize the motor and cause secondary damage to connected components.
Why does my AC make a noise when it shuts off?
A single thump or click when the system shuts off is normal -- thermal contraction of components and the contactor releasing. A bang or refrigerant rushing sound at shutdown can indicate that the refrigerant pressure in the system is imbalanced, which sometimes points to a refrigerant or metering device issue. If the noise at shutdown is loud and consistent, mention it to a technician during your next service visit.

Your furnace stopped working and the house is getting cold. Before you call a contractor and pay a service call fee, work through this checklist. A significant portion of furnace no-heat calls in North Texas turn out to be something the homeowner can resolve in under ten minutes -- a tripped breaker, a clogged filter, a wrong thermostat setting, or a safety switch that tripped because of a drain line issue. This guide walks through the most common causes in order of how fast they are to check, starting with the things that take 30 seconds.
Step 1: Check Your Thermostat
Start here every time, no exceptions.Confirm the thermostat is set to HEAT, not COOL or OFF. Confirm the temperature is set higher than the current room temperature -- if the set point is lower than the room, the furnace has no reason to fire. Confirm the fan is set to AUTO, not ON. When the fan is set to ON, it runs continuously regardless of whether the furnace is producing heat, which means cool air circulates through the house and the problem appears worse than it is.If you have a programmable or smart thermostat, check the schedule. A thermostat set to an energy-saving setback mode during overnight or work hours will not heat the house to your comfort level until the schedule calls for it.If the thermostat screen is blank or flickering, check the batteries. A thermostat with a dead battery will not send the heat call signal to the furnace regardless of what you set it to.
Step 2: Check the Air Filter
A clogged filter is the most common cause of furnace problems in North Texas, and it costs nothing to fix.Your furnace pulls air through the filter before heating it. When the filter is packed with dust and debris, airflow drops below what the system needs to operate safely. Most modern furnaces have a high-temperature limit switch that shuts the system down if it overheats -- and restricted airflow from a clogged filter is one of the fastest ways to trigger that switch.Pull the filter out and hold it up to a light. If you cannot see light through it, replace it. If the furnace has been shutting off repeatedly, the limit switch may have already tripped. After replacing the filter, turn the system off for five minutes, then restart it. Most limit switches reset automatically once the system cools.Replace filters every one to three months. In Forney and Kaufman County, where dust and pollen levels are high, monthly checks during heavy use seasons are worth it.
Step 3: Check the Circuit Breakers
Your furnace typically runs on one or two breakers: one for the air handler or furnace unit itself, and sometimes a separate one for the outdoor heat pump if you have one. Gas furnaces still require electricity for the ignitor, blower motor, and controls.Go to your electrical panel and look for any breakers in the tripped position (somewhere between ON and OFF, or flipped fully to OFF). HVAC-related breakers are typically labeled "Furnace," "Air Handler," "HVAC," or "Heat."To reset a tripped breaker: flip it fully to OFF first, then back to ON. If the breaker trips again within minutes, stop. A repeatedly tripping breaker is a sign of an electrical fault or overloaded component -- call a contractor rather than forcing it.Also check the power switch on the furnace itself. Most furnaces have a dedicated on/off switch that looks like a standard light switch, mounted on or near the unit. It can be accidentally switched off.
Step 4: Check the Gas Supply
If you have a gas furnace and the system has power but is not producing heat, the issue may be gas supply.Check that the gas shutoff valve on the line leading to the furnace is in the open position (handle parallel to the pipe, not perpendicular). If other gas appliances in the house -- range, water heater -- are also not working, the issue may be with your gas meter or the supply line from the utility. If you smell gas -- a sulfur or rotten egg odor -- do not attempt to diagnose or restart the furnace. Leave the house immediately, do not operate any electrical switches, and call 911 and your gas utility from outside. If you do not smell gas and the other appliances are working, the gas supply to the furnace is likely not the issue.
Step 5: Check the Furnace Door and Access Panel
Most furnaces have a safety interlock switch built into the access panel door. If the panel is not fully closed and latched, the switch prevents the furnace from operating. This sounds minor but it happens more often than you would expect -- after a filter change, after someone inspected the unit, or if the panel was jostled. Press the panel firmly closed and listen for it to click into place, then try restarting the system.
Step 6: Check the Condensate Drain Line (High-Efficiency Furnaces)
If you have a high-efficiency condensing furnace (AFUE rating of 90% or above), the system produces condensate as part of normal operation and drains it through a PVC line -- similar to an AC system. When this drain line clogs, a float switch shuts the furnace down to prevent water damage.Signs of this issue: the furnace starts briefly then shuts off, there may be standing water near the base of the unit, or the condensate drain pan is full. The fix is the same as for an AC condensate drain: pour distilled white vinegar into the drain line access point, let it sit 30 minutes, flush with water. On some systems, a wet/dry vacuum on the exterior drain end will pull the clog out directly.Standard-efficiency furnaces (80% AFUE) typically do not produce condensate and can skip this step.
Step 7: Check for an Error Code
Most furnaces manufactured in the last 15 years have a diagnostic LED that flashes an error code when the system detects a fault. The code key is usually printed on a label inside the access panel door. With the panel removed or the inspection window visible, count the number of flashes in the sequence. Match that to the code chart on the panel. Common codes indicate issues like a dirty flame sensor, a failed ignitor, a pressure switch fault, or a limit switch that has tripped multiple times. If the code points to a dirty flame sensor: this is a relatively simple fix (cleaning the sensor with fine steel wool or an emery cloth) that some handy homeowners can do themselves. For any other code, the error gives you useful information to share with a contractor before they arrive.
Not Sure What You're Dealing With?
If you have worked through the checklist and the furnace is still not producing heat, the HVAC troubleshooting tool on this site lets you select your system type and symptoms to narrow down the likely cause.Troubleshooting tool: https://forneyhvacpros.com/hvac-troubleshooting-toolIf you want to get a cost estimate before you call anyone, the HVAC price estimator gives you a real range for furnace repairs and replacements based on your system type and situation.Price estimator: https://forneyhvacpros.com/forney-hvac-cost-estimator
When to Stop Troubleshooting and Call a Contractor
Work through the steps above first. If none of them resolve the issue, or if you encounter any of these situations, it is time to bring in a licensed HVAC technician:- The breaker keeps tripping after reset - You smell gas near the furnace (leave the house first, then call) - The furnace ignites briefly then shuts off repeatedly (this is called short-cycling) - The error code on the furnace panel indicates a failed ignitor, cracked heat exchanger, or pressure switch fault - The furnace runs but blows cold or lukewarm air even after the filter is clean - It has been more than two years since a professional tune-upCracked heat exchangers are a specific concern worth mentioning. A cracked heat exchanger can allow combustion gases including carbon monoxide to enter the air stream. It is not a DIY diagnosis -- it requires inspection by a licensed technician. No obligation, no marketing calls.
Frequently Asked Questions
Why is my furnace running but not heating the house? The most common causes are a clogged air filter restricting airflow, a tripped high-temperature limit switch (usually caused by restricted airflow), a thermostat set incorrectly, or a dirty flame sensor causing the burner to light and then immediately shut off. Check the filter first. If the furnace is firing briefly and then stopping, a dirty flame sensor or a tripping limit switch is the most likely cause. Why does my furnace keep turning on and off? Furnaces that cycle on and off rapidly -- a pattern called short-cycling -- are usually dealing with a clogged filter, an overheating limit switch, or a thermostat issue. Less commonly, a cracked heat exchanger or a failing gas valve causes this behavior. Replace the filter first. If short-cycling continues after a clean filter, the system needs a service call. How do I reset my furnace? Most furnaces have a reset button, typically a red or yellow button on the burner assembly or the back of the furnace. Press and hold it for 30 seconds. If the furnace does not restart after one reset attempt, do not keep pressing the button -- repeated resets can flood the combustion chamber with gas. Investigate the root cause before resetting again. The power switch on or near the furnace can also be turned off for 30 seconds and back on as an alternative reset. How long should it take for a furnace to heat a house? A properly functioning furnace should raise the indoor temperature of a typical Forney home by one to two degrees per hour when outdoor temperatures are in the 30 to 40 degree range. If the system is running continuously and the house is warming very slowly, the issue is usually a clogged filter, significant heat loss through the building envelope, or a furnace that is undersized for the home. How much does furnace repair cost in Forney, TX? Common furnace repairs in the Forney area run $85 to $150 for a diagnostic service call, $150 to $400 for an ignitor replacement, $100 to $300 for a flame sensor cleaning or replacement, and $200 to $600 for a control board or inducer motor. Use the free HVAC price estimator for a range based on your specific situation: https://forneyhvacpros.com/forney-hvac-cost-estimatorWhat is the most common furnace repair? The most common furnace repair in North Texas is ignitor replacement. The hot surface ignitor is a fragile component that cracks or burns out with age and use. When it fails, the furnace attempts to light but cannot -- the blower runs, but no heat is produced. Ignitor replacement is a straightforward repair that typically takes under an hour.Is it safe to run a furnace with a cracked heat exchanger? No. A cracked heat exchanger can allow carbon monoxide -- an odorless, colorless gas -- to enter the air circulating through your home. If a contractor or inspection reveals a cracked heat exchanger, do not operate the furnace until it is repaired or the system is replaced. This is not a DIY repair. Carbon monoxide detectors on every level of the home are an important baseline for any household with a gas furnace.

If you are pricing a new HVAC system in Forney or the surrounding Kaufman County area, the quotes you get will vary significantly -- sometimes by $2,000 or more for the same job. Understanding what drives cost before you call a contractor gives you a much better chance of making a good decision. This guide covers installed price ranges for 2026, the factors that move the number up or down, what you are actually paying for, and how to evaluate quotes when they land.
What a New HVAC System Costs in Forney, TX (2026)
These are installed prices -- equipment plus labor, including a standard installation with existing compatible ductwork. They do not include ductwork replacement or repair, which is priced separately.**Central AC only (no furnace):** - 2 to 2.5 ton, 15-16 SEER2: $3,800 to $5,500 - 3 ton, 15-16 SEER2: $4,500 to $6,500 - 3.5 to 4 ton, 15-16 SEER2: $5,200 to $7,500 - 5 ton, 15-16 SEER2: $6,000 to $8,500 - High-efficiency (18-21 SEER2): add $800 to $2,000 to the above ranges**Full system replacement (AC + gas furnace, split system):** - 3 ton, standard efficiency: $6,000 to $9,000 - 3 ton, high efficiency (96%+ AFUE furnace, 18+ SEER2 AC): $9,000 to $13,000 - 4 to 5 ton, high efficiency: $11,000 to $16,000**Heat pump system (replaces both AC and heating):** - 3 ton, 15-16 SEER2: $5,500 to $8,000 - 3 ton, high-efficiency (18+ SEER2): $8,000 to $12,000 - Dual-fuel hybrid system (heat pump + gas furnace backup): $9,000 to $14,000These ranges reflect Forney and Kaufman County market pricing as of 2026. DFW labor rates and the cost of refrigerant (R-410A) have both increased since 2023. Prices can vary 15 to 20% from these ranges depending on the contractor, brand, and specific job conditions.
What Drives the Cost Up or Down
System size (tonnage). HVAC systems are sized in tons of cooling capacity. One ton equals 12,000 BTUs per hour. For most single-story homes in Forney between 1,500 and 2,500 square feet, a 3 to 4 ton system is typical. Larger homes or two-story homes need more tonnage. An oversized system is not better -- it short-cycles (turns on and off too quickly), fails to remove humidity properly, and wears out faster. A reputable contractor will perform a Manual J load calculation to size the system correctly.Efficiency rating (SEER2). Higher SEER2 ratings mean lower monthly electricity costs but higher upfront equipment cost. The Texas minimum is 15 SEER2 for new installations. Moving from 15 to 18 SEER2 typically adds $800 to $1,500 to the equipment cost. Whether that premium pays back depends on how much you run the system and your electricity rate. The SEER savings calculator at ForneyhvacPros.com can estimate your specific payback period: Brand. Major brands (Trane, Carrier, Lennox, York, Rheem, Goodman) span a wide quality and price range. Carrier and Trane sit at the premium end. Goodman and Rheem offer solid reliability at lower price points. Brand matters less than installation quality -- a correctly installed mid-tier system will outperform a poorly installed premium one. Some contractors are factory-authorized dealers for specific brands, which can affect warranty terms.Single-stage vs. two-stage vs. variable-speed. Single-stage equipment is either fully on or fully off. Two-stage runs at a lower capacity most of the time and ramps up when needed. Variable-speed modulates continuously. Two-stage and variable-speed systems cost more upfront, run quieter, maintain more consistent temperatures, and do a significantly better job removing humidity - which matters in Texas. For homes with humidity problems, the upgrade is often worth it.Ductwork condition. If your ducts are leaking, undersized, or damaged, a new system on bad ducts will never perform to its rated efficiency. Duct inspection and repair is priced separately from equipment and can add $500 to $3,000+ depending on scope. Ask any contractor quoting a new system what they observed about your ductwork and whether they recommend repairs.Installation complexity. Attic installations in Forney's summer heat are harder and slower than basement or closet installs. Multi-story homes, tight access points, and older homes with non-standard configurations all add labor time and cost.Permit and inspection fees. Texas requires a permit for new HVAC installations. Reputable contractors pull permits automatically and include the fee in the quote. If a contractor quotes you without mentioning a permit, ask. Unpermitted work creates liability when you sell the home and can void the equipment warranty.
What to Look for in a Quote

A good quote should include:
- Specific equipment: brand, model number, and SEER2 rating for both indoor and outdoor units - System size in tons - Labor included for removal of old equipment and installation of new - Permit fees - Any electrical work needed (new disconnect, breaker upgrade) - Thermostat (new smart thermostat or reuse of existing) - Warranty terms: equipment warranty (typically 5 to 10 years on parts) and labor warranty (typically 1 to 2 years from the installer)A quote that just says "3-ton Carrier system, installed" without model numbers is not complete. You cannot compare two quotes without knowing the specific equipment being proposed.
Financing Options in Forney, TX
Most major HVAC replacements in Forney are financed. A $6,000 to $9,000 job paid out of pocket is a significant cash outlay, and most households prefer to spread the cost.Several contractors in the vetted network offer financing:Bolton Heating and Air offers 0% financing for qualified buyers with approved credit. For full system replacements, this is one of the better financing options in the area when you qualify.Copeland Home Services offers zero-down financing options for qualified buyers, including Carrier's financing programs as a factory-authorized dealer. When evaluating financing, the key question is whether it is true 0% interest or deferred interest. True 0% means you pay no interest if you carry a balance through the promotional period. Deferred interest means interest accrues the entire time and is charged retroactively if you have not paid the full balance by the end of the promotional period. It applies to the equipment cost, not labor. Ask your contractor whether the specific system they are quoting qualifies for the credit, and confirm with a tax professional for your specific situation. For homeowners considering a heat pump, the $2,000 credit is substantial and meaningfully changes the net cost comparison with a standard AC replacement.
Getting Multiple Quotes
For any full system replacement, get at least two quotes -- ideally three. The spread between quotes on identical or comparable systems reveals a lot about contractor pricing practices in this market. When comparing quotes: - Confirm the equipment brands and model numbers match or are comparable - Check SEER2 ratings are equivalent - Compare warranty terms, not just price - Ask each contractor whether they will pull a permit - Ask whether a Manual J load calculation is includedThe cheapest quote is not automatically the wrong choice, but it warrants a closer look at what is and isn't included.
Frequently Asked Questions
How much does it cost to replace just the AC unit (not the furnace) in Forney, TX? An AC-only replacement in the Forney area (outdoor condenser and indoor evaporator coil, assuming compatible existing air handler) typically runs $3,800 to $7,500 installed depending on tonnage and SEER2 rating. A full system with furnace is $6,000 to $13,000 depending on efficiency level. What size HVAC system do I need for a 2,000 square foot home in Texas? Square footage alone does not determine system size. A Manual J load calculation accounts for square footage, ceiling height, insulation, window area, orientation, and local climate. As a rough starting point, most 2,000 sq ft single-story homes in North Texas use a 3 to 3.5 ton system, but your home's specific characteristics can shift that up or down. An undersized or oversized system is a real problem -- insist on a proper sizing calculation. How long does HVAC installation take? A standard full system replacement (outdoor unit, indoor coil, and furnace) typically takes 4 to 8 hours for an experienced crew. Complications like attic access, ductwork modifications, or electrical work can extend the timeline. Most replacements are completed in a single day.Is it cheaper to replace HVAC in winter or spring? HVAC contractors in North Texas are typically less busy from October through February. Some homeowners negotiate better pricing or faster scheduling during the off-season. The difference is not dramatic, but it exists. Emergency replacements in July and August during peak season have the least pricing flexibility. What brands do Forney area contractors carry? Contractors in the vetted network carry a range of brands including Carrier (Copeland is a Carrier Factory Authorized dealer), Trane, York, Lennox, Rheem, and Goodman. Brand selection often comes down to which lines the contractor is trained and authorized to install. Ask which brands they carry and why they recommend one over another for your specific situation.Do I need to replace my ductwork when I replace the HVAC system? Not necessarily, but your ducts should be inspected during the installation. Ductwork that is well-sealed and properly sized can last 20 to 25 years. Leaky or undersized ducts reduce system efficiency regardless of equipment quality. If the contractor finds significant duct problems, get a specific quote for repairs and weigh it as part of the full replacement cost.
