Your AC stopped working and you have a quote in hand. Maybe it's a $900 capacitor and refrigerant recharge. Maybe it's a $2,400 compressor replacement. Either way, you're wondering the same thing: is it worth fixing, or is it time to replace the whole system? If you haven't diagnosed the issue yet, start here first.

This is one of the most common questions homeowners face in North Texas, and the answer isn't always obvious. The right call depends on the age of your system, the cost of the repair, and a few factors specific to Texas summers that shift the math compared to cooler climates.

Here is how to work through the decision.

Start With the Age of Your System

The age of your AC unit is the single most important factor in the repair-vs-replace decision.

Most central air conditioning systems have a useful lifespan of 12 to 15 years in North Texas. Texas systems work harder than systems in milder climates, running more months per year at higher sustained temperatures. A system that might last 18 years in Minnesota often shows significant decline by year 12 or 13 in the DFW area.

If your system is under 8 years old: repair almost always makes more sense, unless the repair is catastrophically expensive. A young system has years of useful life remaining and likely still carries some manufacturer warranty on major components.

If your system is 8 to 12 years old: this is the decision zone. Use the rule of thumb below to evaluate.

If your system is over 12 to 13 years old: replacement becomes the more compelling option in most cases, even for moderate repair costs. You are patching an aging system that will likely need another expensive repair within 1 to 3 years, while a new system comes with a full warranty and lower monthly energy costs.

The Rule of Thumb: Multiply Age by Repair Cost

A widely used rule for HVAC decisions: multiply the age of the system (in years) by the cost of the repair. If the result is more than $5,000, replacement is generally the better financial move.

Example: Your 10-year-old system needs a $600 repair. 10 x $600 = $6,000. That exceeds $5,000, suggesting replacement may be worth considering, even though $600 on its own doesn't sound like much.

Example: Your 6-year-old system needs a $700 repair. 6 x $700 = $4,200. Below the $5,000 threshold -- repair makes sense.

This rule is a starting point, not a verdict. Combine it with the factors below.

The 50 Percent Rule

A simpler and more commonly cited rule: if the repair cost exceeds 50% of the cost of a new replacement system, replace it.

A new 3-ton central AC system installed in Forney runs roughly $4,500 to $8,500 depending on efficiency (SEER rating), brand, and any ductwork work needed. 50% of that is $2,250 to $4,250.

If a contractor is quoting you $2,500 or more to repair a 10+ year old system, the 50% rule says you are better off applying that money toward a new system with a fresh warranty.

What Kind of Repair Is It?

Not all repairs are equal. Some repairs are routine and worth doing regardless of system age. Others are warning signs that the system is entering terminal decline.

Repairs that are generally worth doing:
- Capacitor replacement ($150 to $400) -- capacitors fail frequently in Texas heat; this is a normal maintenance repair
- Contactor replacement ($150 to $350) -- similar to capacitors, a standard wear item
- Thermostat replacement ($100 to $350) -- rarely a sign of broader system problems
- Condensate drain cleaning or unclogging ($75 to $200) -- routine maintenance
- Minor refrigerant recharge with no leak ($200 to $400) -- worth doing if the system is relatively young

Repairs that warrant a serious replacement conversation:
- Compressor replacement ($1,200 to $2,500+) -- the compressor is the heart of the system; replacing it on an old unit is rarely cost-effective
- Evaporator coil replacement ($800 to $2,000) -- expensive repair on an aging system; worth comparing to new system cost
- Refrigerant recharge with a confirmed leak ($600 to $1,500+) -- the cost of finding and fixing a leak plus recharging; if the system is old, recurring leaks are likely

Refrigerant type matters: if your system uses R-22 refrigerant (phased out as of 2020), recharging it is significantly more expensive than R-410A systems because R-22 supply is limited and the price has increased substantially. If a technician tells you your system uses R-22, factor in long-term refrigerant cost when deciding whether to repair or replace.

Factor In Your Monthly Electric Bill

A new high-efficiency system doesn't just solve the immediate repair problem -- it lowers your monthly electricity cost, sometimes significantly.

SEER (Seasonal Energy Efficiency Ratio) measures AC efficiency. Older systems installed before 2015 often have SEER ratings of 10 to 13. Current minimum standards in Texas are 15 SEER2, and higher-efficiency systems run at 18 to 21 SEER.

A rough estimate: upgrading from a 10 SEER system to a 16 SEER system in a 2,000 sq ft Texas home can reduce cooling costs by 30 to 40%. At average Texas electricity rates, that often translates to $300 to $600 per year in savings.

Over a 10-year period, an efficient new system can pay back a meaningful portion of its own cost through energy savings alone, separate from the value of not paying for more repairs.

Use the free SEER savings calculator at ForneyhvacPros.com to estimate your specific savings based on your home size, current SEER rating, and electricity rate:
https://forneyhvacpros.com/heating-and-air-conditioning-interactive-seasonal-energy-efficiency-ratio-savings-calculator

The Federal Tax Credit (Worth Knowing About)

Through the Inflation Reduction Act, homeowners who install qualifying high-efficiency HVAC equipment may be eligible for a federal tax credit of up to 30% of the cost, capped at $600 for central AC units and $2,000 for heat pumps.

To qualify, the equipment must meet specific efficiency thresholds. Ask your contractor whether the system they are quoting qualifies, and consult a tax professional for your specific situation. This credit can meaningfully change the net cost of a new system and is worth factoring into the replacement math.

When to Repair Without a Second Thought

Sometimes the answer is straightforward. Repair without overthinking it when:

- The system is less than 8 years old and the repair is under $600
- The repair is a capacitor, contactor, or thermostat on any system less than 12 years old
- The system was recently serviced and the repair is an isolated issue with no signs of broader decline
- You are planning to sell the home within 1 to 2 years and a working system is all you need

When to Replace Without a Second Thought

Replace without overthinking it when:

- The system is 14 years or older and the repair is over $1,000
- A compressor replacement is being quoted on a system over 10 years old
- The system uses R-22 refrigerant and needs a refrigerant-related repair
- You have had two or more significant repairs in the last two years
- The system requires major ductwork repair in addition to the equipment repair
- Energy bills have been climbing steadily even when usage patterns haven't changed

Getting a Second Opinion

For any repair quote over $500 on a system older than 8 years, a second opinion is worth getting. Not because all contractors are dishonest, but because HVAC diagnosis involves judgment calls and equipment assessments where contractors can reasonably reach different conclusions.

A second opinion costs you a service call fee ($85 to $150) and 24 to 48 hours. On a $2,000 repair decision, that is cheap insurance.

If you want to find a vetted contractor for a second opinion in Forney or the surrounding area, the free matching tool at ForneyhvacPros.com matches you based on your specific situation -- including the type of repair and your system age.

Contractor matching tool

Frequently Asked Questions

Is it worth replacing an AC unit that still works but is old?
If the system is still cooling effectively and not causing high energy bills, replacing a working system is rarely financially justified unless you are specifically targeting energy savings or planning a renovation. The decision to replace is usually best made when a significant repair is needed -- that is the natural decision point.

How long should an AC unit last in Texas?
Most central AC systems in North Texas last 12 to 15 years with proper maintenance. Systems that are not regularly serviced, that run without filter changes, or that have had refrigerant issues often decline faster. A system in a well-insulated home that gets annual tune-ups can sometimes exceed 15 years, but the efficiency decline after year 12 is usually measurable.

What is the average cost to replace an AC unit in Forney, TX?
A complete central AC replacement in the Forney and Kaufman County area typically runs $4,500 to $9,000 installed, depending on system size (tonnage), efficiency rating (SEER), brand, and whether any ductwork modifications are needed. Higher-efficiency systems cost more upfront but save more on monthly energy bills. Get at least two quotes for any full replacement job.

Does a new AC unit increase home value?
Yes, though the increase is typically less than the full cost of the system. Studies generally show HVAC replacement returns 50 to 70% of its cost in added home value. The more meaningful financial benefit is making the home more sellable and avoiding a buyer demanding a price reduction for a failing system during inspection.

What SEER rating should I buy in Texas?
The minimum for new systems in Texas is 15 SEER2. For most homes, a 16 to 18 SEER system strikes a good balance between upfront cost and long-term energy savings. Systems above 18 SEER have longer payback periods and are worth it mainly if you plan to stay in the home long-term and have high cooling loads. A two-stage or variable-speed system also improves humidity control, which matters in Texas.

Can I replace just the outside unit (condenser) without replacing the inside unit (air handler)?
Technically yes, but it is usually not advisable unless both units are the same age and efficiency rating. Mismatched indoor and outdoor units can reduce efficiency, void the manufacturer warranty, and create reliability problems. If one unit needs replacement and the other is more than 5 to 7 years old, replacing both at the same time often makes more financial sense.

Repair or Replace Your AC? How Forney Homeowners Should Decide (2026)

HVAC service technician standing confidently beside residential air conditioning unit during summer maintenance visit

It's the middle of summer in Forney and your AC is running. The unit outside is humming, the air handler inside is blowing. But the house is 82 degrees and getting warmer.

This is one of the most common calls HVAC contractors receive in North Texas, and a significant portion of them turn out to be something the homeowner could have fixed themselves in five minutes. Working through this checklist before you call a contractor can save you a service fee and get your house cool faster.

This guide covers the most common causes in order of how easy they are to check, starting with the things that take 30 seconds.

Step 1: Check Your Thermostat Settings

This sounds obvious, but it solves the problem more often than anyone wants to admit.

Check that the thermostat is set to COOL, not HEAT or OFF. Check that the fan is set to AUTO, not ON. When the fan is set to ON, it runs continuously even when the system is not actively cooling, which means warm air is circulating through the house and the temperature reading on the thermostat climbs.

Set it to COOL and AUTO. Drop the set temperature 3 to 5 degrees below the current room temperature. Wait five minutes and confirm the compressor outside kicks on.

If the thermostat screen is blank or unresponsive, check the batteries. A dead thermostat battery will shut down the entire system.

Step 2: Check the Air Filter

A clogged air filter is the single most common reason an AC system runs but fails to cool effectively.

Your AC system pulls air through the filter before cooling it. When the filter is packed with dust and debris, airflow through the system drops dramatically. The evaporator coil gets too cold, freezes over, and can no longer transfer heat out of the air. The system runs continuously but moves almost no cool air into the house.

Locate your filter. It's typically in the return air vent (a large grille, usually on a wall or ceiling) or in the air handler itself. Pull it out and hold it up to a light. If you can't see light through it, it's overdue.

Replace it with a clean filter of the same size. If the system has been running with a clogged filter, the coil may already be frozen. Set the thermostat to FAN ONLY (not cooling) for 1 to 2 hours to let the coil thaw before running cooling again. Then switch back to COOL and see if airflow improves.

Filters should be replaced every 1 to 3 months in Texas, more often if you have pets or if the system runs heavily during summer months.

Step 3: Check the Circuit Breakers

Your HVAC system typically runs on two separate breakers:

one for the air handler inside and one for the compressor outside. If the outside unit is running but not cooling, the compressor breaker may have tripped.

Go to your electrical panel and look for any breakers in the tripped position (partway between ON and OFF, or flipped to OFF). HVAC breakers are typically labeled "AC," "HVAC," "Air Handler," or "Condenser."

To reset a tripped breaker: flip it fully to OFF first, then back to ON. Do not just push it from the middle position to ON without fully resetting it first.

If the breaker trips again within a few minutes of resetting it, stop there. A breaker that keeps tripping is protecting you from something -- an electrical fault, a short, or an overloaded component. Call a contractor at that point rather than forcing it.

Step 4: Check the Condensate Drain Line

Your AC system removes humidity from the air as it cools.

That moisture collects in a drain pan and exits through a condensate drain line, usually a PVC pipe that drains outside or into a floor drain.

When this line gets clogged with algae, mold, or debris, the drain pan fills up. Most modern systems have a float switch that shuts the system down when the pan fills, which prevents water damage but also stops your cooling.

Look for your drain pan, which sits beneath the air handler. If there's standing water in it, the line is likely clogged.

The fix: locate the condensate drain line (the PVC pipe exiting the air handler) and pour a cup of distilled white vinegar into the access point on the line. Let it sit for 30 minutes, then flush with water. On some systems you can also use a wet/dry vacuum to pull the clog out from the exterior end of the drain line.

If the pan is overflowing or there's visible water damage, turn the system off and call a contractor.

Step 5: Check the Outdoor Unit

Go outside and look at the condenser unit (the large box with the fan on top). Check for these things:

Ice or frost on the unit or the copper lines running into the house. Ice on the outside unit typically means the refrigerant is low or the system has a restricted airflow problem (often from the clogged filter covered in Step 2). Turn the system off and let it thaw for 2 to 3 hours before running it again. If ice forms again after thawing, you need a contractor.

The fan on top is not spinning. If the compressor is running (you can hear it humming) but the fan is not turning, the fan motor may have failed. Turn the system off. This is a contractor call.

The unit is buried in debris, leaves, or overgrown vegetation. The condenser needs clear airflow on all sides to reject heat. If it's surrounded by vegetation within 18 inches, that restricts airflow and reduces efficiency. Clear the area and hose down the coil fins gently from the outside in.

The unit is running non-stop and the house still won't cool. On a 100-degree Texas day, most residential AC systems are designed to maintain a 20-degree difference between inside and outside. If it's 104 outside, your system may not be able to get below 84 inside. This is normal operation, not a system failure. Shade the condenser if possible, close blinds on sun-facing windows, and wait for the temperature outside to drop.

Step 6: Check for a Frozen Evaporator Coil

The evaporator coil sits inside the air handler (or in the ductwork above it).

When airflow is restricted or refrigerant is low, the coil temperature drops below freezing and ice forms on it. A frozen coil blocks airflow almost completely.

Signs of a frozen coil: the system is blowing air but it's barely moving, or it feels warm. The copper refrigerant lines running into the air handler may be frosted or iced over. There may be water dripping around the air handler as ice melts.

To thaw a frozen coil: turn the system to FAN ONLY for 1 to 3 hours. Do not run cooling while the coil is frozen. Once thawed, check and replace the air filter, then restart cooling. If the coil freezes again, the issue is either a persistent airflow restriction or low refrigerant -- both require a contractor.

When to Stop Troubleshooting and Call a Contractor

Work through the steps above first. If none of them resolve the issue, or if you run into any of these situations, it's time to call:

- The breaker keeps tripping after reset
- There is ice on the outdoor unit after thawing and restarting
- The outdoor fan is not spinning
- There is water damage or the drain pan is overflowing
- The system is blowing warm air and the filter is clean
- The system is short-cycling (turning on and off rapidly in short intervals)
- It has been more than 2 to 3 years since a professional tune-up

Low refrigerant, failed capacitors, compressor issues, and dirty evaporator coils all require a licensed HVAC technician. These are not DIY repairs.

Not Sure What You're Dealing With?

If you've worked through the checklist and still can't figure out what's wrong, the HVAC troubleshooting tool on this site can help you narrow it down based on your specific symptoms.

Troubleshooting tool: https://forneyhvacpros.com/hvac-troubleshooting-tool

If you're ready to bring in a contractor, the free contractor matching tool matches you with a vetted local pro for your specific situation. Start with the filter -- it is the cause in a large share of service calls. Work through the full checklist above before calling a contractor.

Why is my AC not cooling below 75 (or 78, or 80) degrees?
On extremely hot days in North Texas, most residential AC systems are sized to maintain roughly a 20-degree difference between the indoor and outdoor temperature. When it's 100 degrees or above outside, the system may not be able to get below 80 inside. If the outdoor temperature is moderate and the system still can't reach the set temperature, a low refrigerant charge or an undersized system may be the cause.

How long does it take for a frozen AC coil to thaw?
A fully frozen evaporator coil typically takes 1 to 3 hours to thaw completely when the system is set to FAN ONLY. Do not run cooling mode during this time. Replace the filter before restarting cooling.

Is it bad to run my AC when it's not cooling?
Running the system continuously when it has a problem can make some issues worse. A system with a frozen coil running in cooling mode will not thaw the coil and may strain the compressor. If the system is not cooling after working through the checklist, turn it to FAN ONLY or OFF while you figure out the next step.

How do I know if my AC needs refrigerant?
You cannot check refrigerant level yourself. Signs of low refrigerant include the system blowing warm air with a clean filter, ice forming on the outdoor unit or copper lines, a hissing or bubbling sound near the unit, and consistently high electricity bills with reduced cooling output. A licensed HVAC technician must check and recharge refrigerant -- it is not a homeowner repair.

How much does an AC service call cost in Forney TX?
Most HVAC contractors in the Forney and Kaufman County area charge between $85 and $150 for a diagnostic service call. Repairs are additional and depend on what's found. Some contractors apply the diagnostic fee toward the repair cost if you proceed with the work. Ask before they arrive.

Why Forney Homeowners Are Skipping Angi and HomeAdvisor (And What They're Using Instead)

If you've used Angi or HomeAdvisor to find a contractor, you know what happens next. Within minutes of submitting your request, your phone starts ringing. Three contractors. Four. Sometimes five. All of them calling because they paid to receive your information, not because they're the best fit for your job.

This is not a bug in the system. It is the system. Understanding how it works helps explain why more homeowners in the Forney, Mesquite, and Rockwall area are looking for a different approach.

How Angi and HomeAdvisor Actually Work

Angi and HomeAdvisor are the same company. HomeAdvisor acquired Angie's List in 2017 and rebranded the combined platform as Angi in 2021. Both operate under Angi Inc., formerly IAC's HomeAdvisor division.

Their business model is lead generation. Contractors pay to be listed and to receive customer contact information. When a homeowner submits a service request, that request is sold as a lead to multiple contractors simultaneously, typically three to four, sometimes more depending on the market.

What this means for you as a homeowner:
- Your phone number, email, and project details are sold the moment you submit them
- Multiple contractors receive your information and are incentivized to call first
- Placement and recommendation order is influenced by how much contractors pay, not their quality
- You may continue receiving calls from contractors for days after your request

Reviews on these platforms are real, but the directory itself is pay-to-play. A contractor with a lower rating who pays more can appear above a higher-rated contractor who pays less. The homeowner has no visibility into this.

Angi and HomeAdvisor sell your contact information to multiple contractors the moment you submit a request. Here's how the model works, and what Forney, Mesquite, and Rockwall homeowners are using instead.

What About Thumbtack, Facebook, and Craigslist?

Thumbtack operates a similar lead-generation model. Contractors pay per lead or per contact, and your information is passed along to those who bid on your job type in your area. The experience is somewhat more controlled than Angi, but the underlying dynamic is the same: contractors pay to reach you.

Facebook and Nextdoor recommendations come from real people, which makes them feel more trustworthy, and often they are. The problem is that there's no vetting layer. When someone recommends an HVAC contractor in a local Facebook group, there's no verification of whether that contractor is currently licensed in Texas, insured, or has consistent quality beyond the recommending neighbor's experience. A single positive referral tells you very little about how the contractor handles a job that goes sideways.

Craigslist is the highest-risk option. Anyone can post on Craigslist regardless of licensing status. Unlicensed HVAC work in Texas voids equipment warranties, may not pass inspection, and leaves you with no recourse through the state licensing system if something goes wrong.

What Forney HVAC Pros Does Differently

ForneyhvacPros.com was built specifically for homeowners in the Forney, Mesquite, and Rockwall area who want a better option.

No paid placement. Contractors do not pay to appear in our recommendations or to rank higher in our matching results. Recommendations are based entirely on contractor fit for your specific situation.

Pre-vetted network. Every contractor in our network cleared a specific bar to be included: minimum 4.7-star Google rating with a meaningful review volume, active TDLR license verified through the Texas Department of Licensing and Regulation, local presence in the Kaufman County or surrounding area, and verified credibility signals like BBB accreditation, years in business, or manufacturer certification.

Situation-based matching, not a directory. When you use our contractor matching tool, you answer 8 questions about your situation: service type, urgency, system age, budget, property type, and a few others. The tool matches you with the contractor whose strengths align with your specific circumstances. Emergency on a Sunday gets you contractors with confirmed 24/7 availability. Financing needed for a full replacement gets you contractors known for installation quality and 0% financing options. These are different recommendations because they should be.

Your information stays with one contractor. We do not sell your contact information to multiple contractors simultaneously. If a contractor can't provide a license number, or if their number returns expired or suspended status, do not proceed.

Common Questions

Is ForneyhvacPros.com really free for homeowners?
Yes. The contractor matching tool, the TDLR license lookup, the HVAC troubleshooting tool, the SEER savings calculator, and the HVAC glossary are all free to use. We generate revenue when a homeowner is matched with a contractor and a lead is completed. The contractor pays for that, not the homeowner.

How is this different from just searching Google?
Google search results include a mix of paid ads, map listings, and organic results. Contractors can pay for prominent placement in ads and in the local map pack. There's no vetting behind the results. A highly-paid ad can rank above a better-rated contractor. Our matching tool removes the pay-to-win element entirely.

Why would a contractor work with you instead of Angi?
Angi charges contractors per lead whether or not the job converts. They pay for your contact information regardless of outcome. Our model charges for matched leads that meet the contractor's service area and specialty. For contractors who do quality work in a specific area, that's a more efficient spend.

Do you serve Mesquite and Rockwall, or just Forney?
We serve homeowners across eastern Dallas County, Kaufman County, and Rockwall County, including Forney, Mesquite, Rockwall, Heath, Sunnyvale, Terrell, Kaufman, Crandall, Talty, and surrounding communities. Several contractors in our network specifically serve Mesquite and Rockwall.

What if I already have a contractor I trust?
Use the TDLR lookup tool to verify their license and keep using them. We built the license verification tool as a standalone resource. It's useful whether or not you end up using our matching service.

The Bottom Line

Angi and HomeAdvisor work for the contractors who pay for placement, not primarily for the homeowners submitting requests. Facebook and Craigslist offer recommendations with no accountability behind them. Neither approach puts your specific situation first.

ForneyhvacPros.com exists to give Forney, Mesquite, and Rockwall homeowners a free, vetting-based alternative. One where the contractor recommendation is driven by fit, credentials, and your actual circumstances, not by who paid the most for your contact information.

Find a matched contractor for your situation: https://forneyhvacpros.com/find-a-quality-hvac-contractor

Verify any contractor's Texas license: https://forneyhvacpros.com/tdlr-hvac-license-lookup

Found an HVAC Contractor on Facebook or Craigslist? Verify Their Texas License First

Someone in your neighborhood Facebook group recommended an HVAC guy. Or you found a Craigslist ad with a good price. Or a friend of a friend passed along a number. Before you call, there is one thing you should do first: verify their Texas license.

It takes 30 seconds. And it can save you from a situation that costs thousands of dollars to undo.

Why Unlicensed HVAC Work Is a Serious Problem in Texas

Texas requires HVAC contractors to be licensed through the Texas Department of Licensing and Regulation (TDLR). This isn't a formality. Unlicensed HVAC work in Texas creates three specific problems:

1. It voids your equipment warranty. Most major HVAC manufacturers (Carrier, Trane, Lennox, York, and others) require work to be performed by a licensed contractor. If an unlicensed tech installs or services your unit and something fails, the manufacturer can deny your warranty claim.

2. It may not pass inspection. Permitted HVAC work in Texas requires inspection by a licensed authority. Unlicensed work often can't be inspected, or fails inspection, creating liability for you as the homeowner, especially if you sell the property.

3. You have limited legal recourse. If licensed work goes wrong, you can file a complaint with TDLR and pursue the contractor through their bond and insurance. With an unlicensed contractor, you are largely on your own.

These aren't edge cases. They are standard consequences of hiring someone who isn't licensed.

What Texas Actually Requires: TACLB vs. TACLA Explained

Texas issues two types of HVAC licenses, and the distinction matters when you're verifying a contractor:

TACLB (Air Conditioning Contractor License B): This is the company or contractor license. Any business that contracts to install, maintain, or repair HVAC equipment in Texas must hold a TACLB license. When you hire an HVAC company, this is the license the company holds.

TACLA (Air Conditioning Technician License A): This is the individual technician license. The person who actually works on your equipment should hold a TACLA. On large jobs, the TACLB contractor may employ multiple TACLA technicians.

You may also see ACR (Air Conditioning and Refrigeration) licenses. This is an older license format still held by some long-established contractors. It is still valid.

When you call to verify, ask for the company's TACLB license number. That is the most important one to check.

How to Verify a Texas HVAC License in 30 Seconds

Use the TDLR HVAC License Lookup Tool at ForneyhvacPros.com. It searches the live TDLR database directly and returns results instantly. No account required, no fee.

Lookup tool: https://forneyhvacpros.com/tdlr-hvac-license-lookup

You can search by:
- License number (ask the contractor for it before you agree to anything)
- Business name or individual name

The result shows you the license type, current status (Active, Expired, Suspended), and expiration date.

What you're looking for: Active status. If the license is expired, suspended, or doesn't exist in the database, do not proceed.

What to Do If They're Not Licensed

If a search returns no results or shows an expired or suspended license, you have a few options:

Ask the contractor directly. Give them the opportunity to provide a correct license number. Sometimes a search by name fails because the license is held under a slightly different business name. Ask them to give you the number and search again.

Walk away if they can't produce one. Any legitimate, licensed HVAC contractor in Texas knows their license number. If they can't provide it, or if they dismiss the question, that is a clear signal.

Use our matching tool to find a vetted alternative. Every contractor in our network has an active, verified TDLR license. If you're in the Forney, Mesquite, or Rockwall area and need a licensed contractor quickly, the matching tool will connect you with someone appropriate for your specific situation.

Contractor matching tool: https://forneyhvacpros.com/find-a-quality-hvac-contractor

Common Questions About Texas HVAC Licensing

Does every HVAC tech who comes to my house need a license?
The company performing the work must hold a TACLB license. Individual technicians performing the work should hold a TACLA. On service calls, it's common for the company (TACLB) to send a tech (TACLA). You can ask to see both.

Can I check a license without the contractor knowing?
Yes. The TDLR database is public. You can search by business name before you call, or at any point in the process. You do not need the contractor's permission or knowledge to verify their license status.

What if they say they're "registered" or "certified" instead of licensed?
These are not the same as licensed. TDLR issues licenses. Certifications like NATE are valuable quality signals but are separate from the legal licensing requirement. A contractor must be licensed regardless of any certifications they hold.

Is there a fee to use the license lookup tool?
No. The TDLR database is public and our lookup tool is free to use. No account required.

What if I already had unlicensed work done?
Document the work that was performed. If problems arise, you will be dealing with them largely outside the contractor licensing system, but you may still have civil remedies depending on how the work was contracted. Going forward, use licensed contractors for any follow-on work.

Does this apply to Forney, Mesquite, and Rockwall specifically?
Yes. Texas HVAC licensing is a statewide requirement. It applies to all HVAC work performed anywhere in Texas, including Kaufman County, Dallas County, and Rockwall County.

The Easiest Way to Skip This Problem Entirely

The simplest solution is to start with a contractor you already know is licensed. Every contractor in the ForneyhvacPros.com network has a verified, active TDLR license. We confirm status before recommending anyone and update the network when licenses change.

If you're in Forney, Mesquite, Rockwall, or the surrounding area, use our free matching tool to get connected with a licensed, vetted contractor matched to your specific situation: emergency, installation, maintenance, or replacement.

Find a licensed contractor now: https://forneyhvacpros.com/find-a-quality-hvac-contractor

Found an HVAC Contractor on Facebook or Craigslist? Verify Their Texas License First

The Most Complete HVAC Resource for Forney, Mesquite & Rockwall Homeowners

Finding a reliable HVAC contractor used to be simple. You asked a neighbor, they gave you a name, you called. That still works — when it works. But for most homeowners today, the search starts online, and that's where things get complicated.

Submit a request on Angi or HomeAdvisor and your information gets sold as a lead to multiple contractors simultaneously. You'll hear from 3 to 5 of them within the hour — not because they're the right fit, but because they paid to be in front of you. Search Facebook groups or Craigslist and you'll get names with no way to know if the person is licensed, insured, or gone the moment something goes wrong.

ForneyhvacPros.com exists because there's a better way. We've built a set of free tools that no other local HVAC site offers — and a vetted contractor network for Forney, Mesquite, and Rockwall homeowners that's built on credentials, not ad spend.

Start Here: Find Your Contractor in 60 Seconds

The fastest way to use this site is the contractor matching tool on our homepage. Answer 8 quick questions about your situation — service type, urgency, system age, budget, property type, and a few others — and we'll match you with the right contractor from our vetted network for your specific circumstances.

This isn't a directory listing. The matching is based on how contractor strengths align with your situation. Emergency on a Sunday? You'll get contractors with confirmed 24/7 availability. Planning a full system replacement and need financing? You'll get contractors known for installation quality and 0% financing options. Long-term maintenance relationship? Different recommendation entirely.

No sales calls. No obligation. No marketing list. The service is free to homeowners.

Find a contractor now: https://forneyhvacpros.com/find-a-quality-hvac-contractor

Our Contractor Network: How We Built It

Every contractor in our network had to clear a specific bar before we'd recommend them to a homeowner:

- Minimum 4.7-star Google rating with a meaningful review volume
- Active TDLR license — verified through the Texas Department of Licensing and Regulation
- Local presence — based in or primarily serving the Forney and Kaufman County area
- Verified credibility signals — BBB accreditation, years in business, owner-operated, Chamber membership, or manufacturer certification

We currently match homeowners with 10 vetted contractors. Several are veteran-owned. Several hold manufacturer certifications like Carrier Factory Authorized or NATE certification that go beyond the state minimum. Several have 24/7 emergency availability confirmed. One has been operating in the area since 1965. The newest in the network built a perfect 5-star rating across nearly 640 reviews since 2018.

We update contractor information regularly. If a license lapses or a contractor's standing changes, they come off the list.

Contractors pay us for the leads we send them. That model only works if the matches are accurate — so our incentive is fit, not revenue from whoever bids highest.

Verify Any HVAC License Before You Hire

Whether you found a contractor through our tool, saw a recommendation in a local Facebook group, or spotted a Craigslist ad, you should verify their license before anyone touches your system. The state of Texas requires HVAC contractors to hold a TACLB (Air Conditioning Contractor) license, and technicians performing the work to hold a TACLA license. If they can't give you a license number, that's your answer.

Our TDLR HVAC License Lookup Tool searches the live Texas Department of Licensing and Regulation database by name or license number and returns current license status, type, and expiration in seconds. It's free, no login required, and takes less time than asking the contractor yourself.

Use the license lookup tool: https://forneyhvacpros.com/tdlr-hvac-license-lookup

Unlicensed HVAC work in Texas voids equipment warranties, may not pass city inspection, and leaves you with no legal recourse if the work fails. Thirty seconds of verification is worth it every time.

Not Sure What's Wrong? Use the Troubleshooting Tool

Before you call anyone, it helps to know what you're dealing with — both so you can describe the problem accurately and so you're not talked into a repair you don't need.

Our HVAC Troubleshooting Tool walks you through your symptoms — whether the issue is with your air conditioning, your heating, or unusual sounds from the system — and gives you a likely diagnosis along with whether it typically requires a professional or can be handled with basic maintenance.

Use the troubleshooting tool: https://forneyhvacpros.com/hvac-troubleshooting-tool

Some issues genuinely don't need a service call. A clogged filter, a tripped breaker, or a thermostat set to the wrong mode is something a homeowner can resolve in minutes. Knowing that before you call saves you a diagnostic fee. Knowing it's not that simple means you call with a clearer picture of what to ask.

Should You Repair or Replace? Run the Numbers First

If your system is aging and you're weighing a repair bill against full replacement, the SEER Savings Calculator helps you put real numbers to that decision before a contractor is standing in your house giving you a quote.

Enter your current system's SEER rating, your target SEER for a replacement, your home's square footage, your average monthly energy bill, and how many months a year you run your system. The calculator returns projected annual savings and 10-year cumulative savings from upgrading.

Use the SEER Savings Calculator: https://forneyhvacpros.com/heating-and-air-conditioning-interactive-seasonal-energy-efficiency-ratio-savings-calculator

In a Texas climate where your AC runs 8 to 9 months a year, the efficiency gap between a 10-SEER unit and a modern 16-SEER system can reach thousands of dollars over a decade. Walking into that conversation with your own numbers changes it.

New to HVAC? The Glossary Covers 70+ Terms

HVAC conversations involve a lot of technical language that can be disorienting if you're not in the industry — and some contractors use that to their advantage.

Our HVAC Glossary covers over 70 terms in plain English: refrigerant types, SEER and HSPF ratings, air handler components, ductwork terminology, and more. When a contractor mentions your AHU needs a new TXV, or asks whether your system uses R-22 or R-410A, you'll know what that means and why it matters to your decision.

Browse the glossary: https://forneyhvacpros.com/hvac-glossary

Our Coverage Area

We serve homeowners across eastern Dallas County, Kaufman County, and Rockwall County:

Kaufman County: Forney, Terrell, Kaufman, Crandall, Talty, Post Oak Bend City
Dallas County / surrounding: Mesquite, Sunnyvale, Balch Springs
Rockwall County: Rockwall, Heath, Royse City

Every contractor in our network serves specific parts of this geography. The matching tool accounts for your location so you're only connected with contractors who actually operate in your area.

Why This Exists — And Why It's Free

The dominant options for finding a contractor online are broken in different ways. Paid directories charge contractors for placement and sell your contact information to multiple competitors the moment you submit a request. Craigslist and Facebook have no vetting — you're going on faith with no way to verify licensing, insurance, or reputation before you call.

We built ForneyhvacPros.com as a free alternative to both. Contractor recommendations are based entirely on credentials, service area fit, and the specifics of your situation — not who paid more. The TDLR lookup tool is there whether you found the contractor through us or somewhere else entirely. The troubleshooting and calculator tools are useful before you've called anyone.

If you're a homeowner in the Forney, Mesquite, or Rockwall area dealing with an HVAC issue — or planning ahead before Texas summer arrives — bookmark this page. Everything here is free, and it's all built to give you better information before you make a decision that can easily run into thousands of dollars.

Find a contractor now: https://forneyhvacpros.com/find-a-quality-hvac-contractor

J&R Plumbing, Heating and Air — Best for Legacy Local Trust

Address: 306 E Broad St, Forney, TX 75126 Phone: (214) 391-1600 Website: jrplumbingservice.com Google Rating: 5.0 stars In Business Since: 1965 Services: AC repair, heating repair, furnace installation, AC installation, plumbing Notable: 2025 Forney Chamber of Commerce Award Winner — Best HVAC/Home Comfort & Utility Services

J&R is the most deeply rooted HVAC company in Forney by a significant margin. Founded in 1965, J&R has served the Forney area for over 58 years and is now a third-generation, family-owned operation. That kind of community longevity is nearly impossible to fake — it means decades of relationships with Forney homeowners, institutional knowledge of how homes in Kaufman County are built and age, and a reputation that predates the internet entirely.

The company is minority-owned, woman-owned, and veteran-owned — a combination of designations that reflects both their deep community roots and their commitment to serving the full Forney area without distinction.

Neighbors on Nextdoor highlight J&R as a trustworthy, no-nonsense choice, specifically noting that the company will not upsell additional work that is not needed — an integrity-driven approach that's increasingly rare in the trades. Reviewers also consistently note that the team shows up when they say they will.

The company won the 2025 Forney Chamber of Commerce award for Best HVAC/Home Comfort and Utility Services — a peer and community recognition that carries more weight than a paid directory listing.

Best for: Homeowners who value deep local roots, multigenerational relationships, and a company with zero incentive to cut corners because their entire reputation is built on this one community.

One thing to know: J&R also does plumbing, so if you have a combined HVAC and plumbing issue — common in older Forney homes — this is the one call that handles both.

2. Williams Services Air Conditioning and Heating — Best Veteran-Owned Option

Address: 1033 Edgefield Ln, Forney, TX 75126 Phone: (214) 676-5909 Website: williamscool.com Google Rating: 4.9 stars (75 reviews) In Business Since: 1997 Services: AC repair, AC installation, heating repair, furnace installation, heat pumps, emergency service Notable: Veteran-owned and operated; flat-rate pricing; 10-year parts and labor warranty

Williams Services has provided reliable, high-quality HVAC solutions to homeowners in Forney, Dallas, Rockwall, Mesquite, and Heath since 1997. That's nearly three decades of service in the DFW area, with a strong concentration in Forney and Kaufman County.

Owner Derek Williams is personally involved in many service calls — a level of owner accountability that's rare as companies grow and increasingly uncommon among the larger regional HVAC chains now operating in the area. Multiple reviewers note that Derek personally attended to their service request, was prompt and professional, and thoroughly explained all options and their pros and cons to help customers make informed decisions rather than pressured ones.

Williams Services offers flat-rate pricing with no overtime service charges and a 10-year parts and labor warranty — one of the stronger warranty commitments available from any local contractor. Flat-rate pricing means the quote you receive is the price you pay, with no surprise labor charges on the final invoice.

Their BuildZoom contractor score of 107 ranks in the top 6% of over 222,000 licensed Texas contractors — an independent data point that validates the quality of their permit and installation work beyond just customer reviews.

Best for: Homeowners who want owner-involved service, flat-rate pricing transparency, and one of the strongest labor warranties in the local market. Military families will appreciate the veteran- owned operation and the military discount offered.

One thing to know: Williams Services observes standard business hours (Monday through Saturday, 8am to 6pm or 12pm on Saturday) and is closed Sundays. For true after-hours emergencies, confirm availability before assuming same-day service on weekends.

3. Bolton Heating & Air — Best for New Installations

Address: 245 Palacios Pl, Forney, TX 75126 Phone: Available via boltonac.com Website: boltonac.com Google Rating: 4.9 stars In Business Since: 2017 Services: AC repair, AC installation, heating repair, furnace installation, heat pumps, indoor air quality, duct services, commercial HVAC Notable: BBB Accredited (A+ rating) since 2019; locally based in Forney; 0% financing available

Bolton Heating & Air is the youngest company on this list and the fastest-growing local HVAC operation in Forney. Based in Forney and proudly serving Kaufman County and nearby DFW communities, Bolton provides reliable heating and cooling solutions for both residential and commercial properties.

Bolton has held BBB accreditation since June 2019 and carries an A+ rating — a meaningful signal for a company only eight years old, as BBB accreditation requires meeting ongoing standards for transparency and complaint resolution.

Where Bolton consistently earns its strongest reviews is on full system installations. Reviewers consistently praise the professionalism of the installation process, the quality of equipment used, transparent quoting, and personal follow-up calls after job completion to walk customers through documentation and warranty details. For homeowners in Forney's newer subdivisions who are facing their first system replacement after a builder-grade unit fails, that level of post-installation support matters.

Bolton also offers 0% interest financing, which is a practical consideration given that full system replacements in Forney typically run $7,500 to $11,000 for an average home.

Best for: Homeowners replacing a full system, particularly in newer subdivisions where builder-grade units are beginning to fail. Also strong for commercial properties in the Forney area.

One thing to know: Bolton is a growing company, which means availability during peak summer demand can be limited. If you are planning a non-emergency replacement, booking in the fall or early spring typically gets you better scheduling flexibility and sometimes better pricing.

4. Infinity Texas Air — Best for Review Volume and Consistency

Address: 12025 Lewis Cir, Forney, TX 75126 Phone: (972) 465-9788 Website: infinitytxair.com Google Rating: 4.8+ stars Reviews: 1,500+ across platforms (one of the highest review counts of any HVAC company in Kaufman County) In Business Since: Over 10 years serving Forney Hours: 7am–7pm, 7 days a week Services: AC repair, heating repair, AC installation, furnace installation, duct maintenance, indoor air quality, insulation, plumbing Notable: Nextdoor Neighborhood Favorite winner (2021 and 2023); TACLB licensed

Infinity Texas Air is the most reviewed local HVAC company in Forney by a wide margin. With over 1,400 verified customer reviews across platforms, their review volume reflects years of consistent service volume in Kaufman County — not a recent surge of solicited ratings.

On Nextdoor, Infinity Texas Air is a two-time Neighborhood Favorite winner — a designation determined by neighbor recommendations rather than paid placement. Reviewers describe technicians who are knowledgeable, polite, and get the job done fast, with the owner frequently cited as a reason customers stay loyal long-term.

Their 7-days-a-week operating hours (7am to 7pm) make them one of the more accessible options in the area for homeowners who can't take time off during the week for a service call. Reviews consistently highlight prompt response times and same-day service for urgent issues, without compromising on quality.

One nuance worth noting: a portion of reviews mention concerns about upselling tactics from certain technicians during consultations — a pattern worth keeping in mind if you're receiving a diagnosis from Infinity. Getting a second opinion on any repair recommendation over $1,000 is always reasonable, regardless of which company you use.

Best for: Homeowners who want maximum scheduling flexibility, a company with a deep local review track record, and 7-day availability without overtime charges.

One thing to know: Infinity is the largest of the local companies on this list, which means your experience may vary by technician. When scheduling, it's reasonable to ask for a technician who has previously serviced your specific equipment or area of Forney.

What Makes a Small Local HVAC Company Different from a Large Chain?

Large regional HVAC companies — some with hundreds of trucks across DFW — are not necessarily bad. But there are structural differences between them and small local operators that matter for Forney homeowners.

Accountability is more personal. When Jacob Bolton or Derek Williams's name is on the truck and the company is headquartered in Forney, a bad review hits differently than it does for a company with 50 locations across Texas. Local owners have their community reputation on the line with every job.

Technician continuity is more likely. Large companies rotate technicians across a wide service area. Small local companies often send the same technicians back to the same neighborhoods, which means the person who services your system this year may be the same one who installed it or serviced it last year. That continuity matters for diagnosing recurring issues correctly.

They know the local housing stock. Kaufman County has a mix of older Forney homes, new construction from the 2015–2025 building boom, and everything in between. A contractor who has been working in this specific market for 10, 20, or 50 years understands the ductwork configurations, insulation patterns, and common failure points in each era of construction. That local knowledge is not something a company can import from another market.

Wait times during peak season are a real concern. In July, even the best local contractors have full schedules. Small companies with loyal customer bases often prioritize existing customers for emergency service. Building a relationship with a local contractor before you have an emergency — through a maintenance visit or tune- up — can put you at the front of the line when you need it most.

How to Choose Between These Companies for Your Situation

If you need emergency service today

Call J&R first for true same-day Forney emergencies given their decades of local presence, then Infinity Texas Air for their 7-day extended hours. Bolton and Williams are also worth a call — both have strong responsiveness records in reviews.

If you are replacing a full system

Bolton Heating & Air earns consistently strong reviews specifically on installations, offers financing, and provides detailed post- installation documentation. Get quotes from at least two companies and compare line by line. For guidance on evaluating those quotes, read our guide on red flags to watch for in any HVAC quote.

If you are new to Forney and want a long-term contractor relationship
Williams Services and J&R both have owner-involved cultures that tend to produce the kind of long-term relationships where a contractor remembers your system's history. Williams offers military discounts if relevant. J&R has the deepest community roots in Forney of any contractor in the market.

If you are in a new construction home

All four companies service new construction homes in Kaufman County. Bolton has particular experience with the newer subdivisions. Ask any contractor specifically about their experience with your builder's typical equipment — some builders use brands or configurations that certain contractors know better than others.

Frequently Asked Questions

Who are the best HVAC companies in Forney, TX?

Based on Google review ratings and local reputation, the top-rated small HVAC companies in Forney, TX as of April 2026 are J&R Plumbing Heating and Air (5.0 stars, in business since 1965), Williams Services Air Conditioning and Heating (4.9 stars, in business since 1997), Bolton Heating and Air (4.9 stars, BBB A+ accredited), and Infinity Texas Air (4.8+ stars, 1,400+ reviews). All four hold active TDLR ACR licenses and have documented service histories in Kaufman County.

Which HVAC company in Forney has the most Google reviews?

Infinity Texas Air has the highest review volume of any locally based HVAC company in Forney, with over 1,400 verified reviews across platforms as of April 2026. Their extended 7-day operating hours and over 10 years of service in the Forney market contribute to their review volume.

Is there a veteran-owned HVAC company in Forney, TX?

Yes.
